11. STORAGE ON LEASED PREMISES. Lessor shall assume no <br />responsibility for the guarding and safekeeping of property and equipment stored <br />upon or used in connection with the Leased Premises. <br /> <br /> 12. SIGNS. No signs, placards, or advertising devices of any type, <br />except signs advertising activities carried on at the Leased Premises, shall be <br />inscribed, painted, attached, or placed upon any portion of the Leased Premises, <br />or the improvements situated thereon, or upon the public areas adjacent <br />thereto, without obtaining the prior written consent of Lessor's Commission. <br /> <br /> 13. IMPROVEMENTS AND ADDITIONS. Lessee accepts the Leased <br />Premises in their present condition. Lessee is required to improve the Leased <br />Premises as more fully set forth in the Plans designated "Maintenance Facility at <br />SBSA Site". The improvements to be constructed on the Leased Premises shall <br />be subject to a Reimbursement Agreement between the parties hereto. A copy <br />of the Reimbursement Agreement generally setting forth the terms and <br />conditions thereof is attached hereto, marked Exhibit "D" and incorporated herein <br />by reference. The Reimbursement Agreement, in its final form is subject to the <br />approval of the parties hereto, to be evidenced by resolution of the parties' <br />respective governing bodies. Lessee shall apply for and obtain all permits <br />necessary to construct the improvements and operate the facilities located on <br />the Leased Premises.
