(c) Visual. Lessee shall use its best efforts to make any improvements <br />on the Lease Promises aesthetically pleasing and environmentally neutral. <br /> <br /> (d) Safety. All tiro protection systems or appliances which may be <br />installed on the Leased Promises shall be maintained by Lessee in an operative <br />condition at all times. Lessee shall proparo and maintain an Emergency <br />Response Plan as roquired by local agencies. <br /> <br /> Any rolease of toxic or hazardous substance in or about the Leased <br />Premises which roquires notification by Lessee to any agency of the Federal, <br />State, or local govemment, or subdivision theroof, shall also roquiro immediate <br />notification by Lessee to Lessor. <br /> <br /> 10. APPEARANCE. Lessee shall at its own cost and expense keep and <br />maintain the Leased Premises including any building or structures which may be <br />placed or constructed theroon in roasonable order and repair and shall keep all <br />portions of said Leased Premises clean, neat, orderly, and as free of weeds, <br />papers, debris, or other articles or things which incroase the danger of tiro or <br />detract from the aesthetic appearance of the surrounding aroa as shall be <br />consistent with the orderly operation of the type of facilities Lessee proposes to <br />construct and maintain on the Leased Promises so far as the same shall be <br />roasonably practicable.
