utilities necessary for the use and operation by Lessee of its equipment and <br />facilities; <br /> <br /> (b) Provide Lessee with access to the Leased Premises 24 hours a <br />day, 7 days a week. <br /> <br /> 4. ABATEMENT. If, at any time during the term hereof, the Leased <br />Premises are damaged by fire, flood, earthquake, explosion, land subsidence, <br />the public enemy or acts of God, or the provision thereof ceased, or the <br />operation thereof abated, by lawfully constituted government authority so as to <br />render said Leased Premises or facilities partially untenantable or unfit for use, <br />then there shall be a proportionate reduction of obligations of Lessee to pay rent <br />hereunder according to the nature and extent of the damage sustained. If, <br />because of any of said causes, the Leased Premises or facilities shall be <br />rendered wholly or substantially untenantable or unfit for use so as to make it <br />unreasonable for Lessee to use said Leased Premises, then Lessee shall have <br />the right to terminate this Lease by giving not less than thirty (30) days prior <br />written notice thereof to Lessor. <br /> <br /> 5. UTILITIES. Lessee shall pay for all water, gas, heat, electricity, fuel, <br />power, telephone service, and other utilities which may be advanced to or used <br />in or about the Leased Premises during the Term of this Lease.
