FORM OF GRANT DEED <br /> <br />Recording Requested by: <br /> <br />Redevelopment Agency of the <br />City of Redwood City <br /> <br />After Recordation, Mail to: <br /> <br />Mezes Court Associates <br />658 Bair Island Road, Suite 300 <br />Redwood City, CA 94063 <br />Attn: Fran Wagstaff <br /> <br /> GRANT DEBD <br /> <br /> For valuable consideration, the receipt of which is hereby acknowledged, THE <br />REDEVELOPMENT AGENCY OF THE CITY OF REDWOOD CITY, a public body, <br />corporate and politic, of the State of California (herein called "Grantor"), acting to carry out <br />the Redevelopment Plan (herein called "Redevelopment Plan") for the Main-Middlefield <br />Redevelopment Project, under the Community Redevelopment Law of the State of California, <br />hereby grants to METI~.S COURT ASSOCIATES, A CALIFORNIA LIMITED <br />PARTNERSHIP (herein called "Grantee"), the real property (the "Site") legally described in <br />the document attached hereto, labeled Exhibit A, and incorporated herein by this reference. <br /> <br /> 1. The Site is conveyed subject to the Redevelopment Plan and pursuant to a <br />Disposition and Development Agreement (the "DDA") entered into by and among the <br />Grantor, the Grantee and the JHR Trust, and dated The Site is also <br />conveyed subject to that certain Affordable Housing Covenant (the "Affordable Housing <br />Covenant") executed by the Grantee in favor of the Grantor on , and to <br />easements of record. <br /> <br /> 2. The Grantee hereby covenants and agrees, for itself and its successors and <br />assigns, that the Grantee shall not use the Site for other than the uses specified in the <br />Redevelopment Plan. The Grantee hereby further covenants and agrees, for itself and its <br />successors and assigns, that except for a child care facility which portion shall not exceed <br />square feet, the Grantee shall use the Site for residential uses for affordable housing as <br />specified in the DDA and subject to the provisions of the Affordable Housing Covenant. <br /> <br /> <br />
