k. Operation of amusement games at a place of business that <br /> operates five or more of such games, the operation of which is <br /> the primary source of revenue for such business. <br /> <br /> I. Parking lots and garages, as defined in Section 2.77. <br /> <br /> m. Offices with a gross floor area Of 10,000 square feet or more. <br /> <br /> n. Any permitted or conditionally permitted use when conducted <br /> partially or totally outside a building. <br /> <br /> o. Any other use not otherwise listed in this article which is <br /> determined by the Zoning Administrator, after a public hearing, to <br /> be of the same general character as the uses permitted by this <br /> article and is not inconsistent with the purpose of this article. <br /> <br /> p. Day care centers if the facilities are not in conjunction with <br /> adjoining businesses or do not primarily serve those adjoining <br /> businesses. <br /> <br /> q. Financial services with a gross floor area of 5,000 square feet or <br /> more." <br /> <br /> Section 30. Section 15.10 is hereby amended to read as follows: <br /> <br /> "Section 15.10 Other Required Conditions. The following additional <br /> conditions shall apply to the CG District: <br /> <br /> a. Off-street loading facilities, trash or refuse collection facilities, and <br /> recycling facilities shall be within the building or in side or rear <br /> yards completely enclosed and separated from any traveled way <br /> by a fence or hedge not less than six feet in height." <br /> <br /> Section 31. Section 15.12 is hereby amended to read as follows: <br /> <br /> "Section 15.12 FloorArea Ratio <br /> <br /> a. The maximum floor area ratio for commercial uses on lots with <br /> frontage on El Camino Real (State Route 82) shall be 40 <br /> percent.
