a. Basement space if more than half of the basement story height <br /> is above grade, except when the computation of the floor area ratio is <br /> defined differently in a zoning district. <br /> <br /> b. Elevator stairs and stairwells at each floor. <br /> <br /> c. Floor space used for mechanical equipment where the structural <br /> headroom exceeds seven and one-half feet' but not including equipment, <br /> open or enclosed, located on the roof, such as bulkheads, water tanks, <br /> and cooling towers. <br /> <br /> d. Attic floor space where the structural headroom exceeds seven <br /> and one-half feet. <br /> <br /> e. Interior balconies and mezzanines, except when the computation <br /> of the floor area ratio is defined differently in a zoning district. <br /> <br /> f. Enclosed porches and lanais, but not uncovered terraces, <br /> porches, balconies, or stairs. <br /> <br /> g. Accessory buildings, where more than one-half of the height is <br /> above the average level of the highest and lowest point of that portion of <br /> the lot covered by the building, but not including garages, carports, and <br /> parking structures unless so required in a zoning district." <br /> <br /> Section 6. Section 2.42 is hereby added and shall read as follows: <br /> <br /> "Section 2.42 Floor Area Ratio ("FAR"). The ratio, expressed as a <br /> percentage, of the maximum permitted gross floor area of a building or <br /> buildings to the lot area." <br /> <br /> Section 7. Section 2.48.3 is hereby added and shall read as follows: <br /> <br /> "Section 2.48.3 Grandfathered. A designation established by means of <br />a "grandfather clause," exempting a class of uses or structures from the <br />otherwise currently applicable provisions of Ordinance Number 1130 (zoning <br />ordinance), because such uses or structures conformed with earlier applicable <br />provisions of Ordinance Number 1130, prior to the enactment of subsequent <br />provisions." <br /> <br /> Section 8. Section 2.48.5 is hereby added and shall read as follows: <br /> <br /> "Section 2.48.5 Ground Floor. The first floor of a building other than a <br />cellar or basement.
