ground floor, the floor with the street frontage shall be deemed to be the ground <br /> floor for purposes of applying zoning regulations. When there is street frontage <br /> on more than one floor, the floor with the greatest number of lineal feet of street <br /> frontage shall be deemed to be the ground floor for purposes of applying zoning <br /> regulations." <br /> <br /> Section 9. Section 2.49 is hereby added and shall read as follows: <br /> <br /> "Section 2.49 Ground Floor Dependent Offices. Offices used for on-site <br /> property management, for professional or consulting services including, but not <br /> limited to, travel agencies, insurance agencies, income tax preparers, real estate <br /> agencies, notary publics, and ground floor dependent portion of financial <br /> services. In determining whether a particular use is ground floor dependent, <br /> consideration shall be given to the requirement of such use for ground floor <br /> visibility in commercial districts to serve patrons on an unannounced or drop-in <br /> basis, and to rely upon a product or service display in the store frontage." <br /> <br /> Section 10. Section 2.53.3 is hereby added and shall read as follows: <br /> <br /> "Section 2.53.5 Lot. A parcel of land occupied or intended for occupancy <br />for a use permitted in Ordinance #1130." <br /> <br /> Section I I. Section 2.53.5 is hereby added and shall read as follows: <br /> <br /> "Section 2.53.6 Lot Area. For the purpose of determining Floor Area <br />Ratio, the lot area shall be the horizontal area within the exterior lines of a lot, <br />exclusive of any portion of a lot within the lines of any natural watercourse, river, <br />stream, creek, waterway, open channel, or open flood control or drainage <br />easement and exclusive of any portion of a lot within a street right-of-way whether <br />acquired in fee, easement, or otherwise." <br /> <br /> Section 12. Section 2.58.5 is hereby added and shall read as follows: <br /> <br /> "Section 2.58.5 Lot Size. The size of a lot as established by subdivision <br /> map, metes and bounds, or any other means of description contained in <br /> any conveyance of title thereof, or any other interest therein, on file and <br /> recorded in the office of the County Recorder, County of San Mateo." <br /> <br /> Section 13. Section 2.63.5 is hereby added and shall read as follows: <br /> <br /> "Section 2.63.5 Medical Office.
