"Section13.4 Conditional Uses. <br /> <br /> d. Any use or uses permitted under Section 13.2, individually or <br /> cumulatively, resulting in occupancy of more than 5,000 square <br /> feet of gross floor area within any parcel and/or any contiguous <br /> parcel. <br /> <br /> k. Neighborhood serving, non-ground floor dependent offices, <br /> financial services, and medical offices occupying 5,000 square <br /> feet or less of gross floor area located above the first floor." <br /> <br /> Section 7. Section 13.10.b is hereby added to the Zoning Ordinance to <br />read as follows: <br /> <br /> "Section 13.10.b. Maximum Size of Offices. <br /> <br /> (1) No parcel or contiguous parcels within a CN District shall contain <br /> more than 25 percent of the combined ground floor gross floor area in <br /> office uses. <br /> <br /> (2) All legally permitted and conditionally permitted office uses existing as <br /> of July 1, 2000, may remain as legal nonconforming uses and shall <br /> not require a conditional use permit or be subject to termination <br /> pursuant to Article 33; provided, however, that in the case of a conflict <br /> between the provision of this section and the provisions of Article 33, <br /> this section shall control. Such existing uses shall be permitted to be <br /> remodeled, improved, or site improvements thereon may be replaced <br /> in accordance with applicable site development regulations; provided, <br /> that any such remodeling, improvement or replacement shall not result <br /> in increased floor area devoted to such office uses." <br /> <br /> Section 8. Section 14.2 of the Zoning Ordinance is hereby amended by <br />amending Section 14.2c to read as follows: <br /> <br /> "Section 14.2 Permitted Uses. The following uses are permitted in the <br /> CB District if conducted entirely within a building: <br /> <br /> c.
