with El Camino Real and Alameda de Las Pulgas shall be 40 <br /> percent. Lots fronting on Woodside Road shall be deemed to <br /> include parcels immediately to the rear of and adjacent to lots <br /> fronting on said portion of Woodside Road. <br /> <br /> c. Notwithstanding a. and b. above, a bonus of up to 30 percent <br /> may be added to the maximum FAR of for lots fronting on El <br /> Camino Real and for lots fronting on Woodside Road between <br /> the intersections thereof with El Camino and Alameda de las <br /> Pulgas subject to the following conditions: <br /> <br /> 1) A Use Permit shall be required; <br /> 2) A Planned Development Permit shall be required; <br /> 3) Housing units shall be included on-site in the development; <br /> 4) The calculation of floor area ratio shall include the <br /> commercial spaces and any portion of structured parking <br /> space extending more than 5 feet above grade attributable <br /> to the commercial use; <br /> 5) The calculation of floor area ratio shall exclude the housin'g <br /> and parking below grade; and <br /> 6) The residential portion of the development shall conform to <br /> the requirements of the CG-R Zoning District. <br /> <br /> d. Except as provided in a., b. and c. above, the maximum floor <br /> area ratio for commercial uses is 70 percent." <br /> <br /> Section 13. Section 17.2 of the Zoning Ordinance is hereby amended by <br />amending Section 17.2d and adding Section 17.21 thereto to read as follows: <br /> <br /> "Section 17.2 Permitted Uses. The following structures and uses are <br /> permitted in the IR District: <br /> <br /> d. Parking lots and garages. <br /> <br /> i. Offices, the gross floor area of which is less than 10,000 square <br /> feet." <br /> <br /> Section 14. Section 17.4 of the Zoning Ordinance is hereby amended by <br />adding Section 17.4j thereto to read as follows: <br /> <br /> "Section 17.4 Conditional Uses.
