6. 1. F. - Page 50 <br />(d) Guest or Visitor Parking. No owner or occupant of the Development shall park <br />any vehicle in any space designated as guest or visitor parking. All guest and visitor parking areas shall <br />be used in accordance with this Section 7.3 and the Association Rules. <br />(e) Vehicle Restrictions. No trailer, camper, mobile home, recreational vehicle, <br />truck with carrying capacity of greater than '/2 ton, van with seating capacity in excess of ten (10) persons, <br />boats, inoperable vehicle, commercial vehicle or any vehicle too large to fit within a single parking space <br />shall be parked or kept within the Development. For the purpose of this section, the term "commercial <br />vehicle" includes any vehicle defined as a commercial vehicle in California Vehicle Code Section 260. <br />(f) Removal or Towing of Vehicles. he Association may cause the removal of any <br />vehicle wrongfully parked within the Development or operating in violation of this Section 7.3, including <br />a vehicle owned by an Owner or occupant, to be towed and stored at the vehicle owner's expense and the <br />Owner or occupant responsible for the presence of such vehicle shall indemnify, defend and hold the <br />Association, its Board Members, officers, managers and employees harmless for any damage to Persons <br />or property which may result. Before removing any vehicle as provided herein, the Association shall <br />comply with the requirements of Vehicle Code § 22658 in effect on the date of this Declaration or as <br />amended. If said Vehicle Code section is amended, this provision automatically shall be amended in the <br />same manner. The Association may install a sign at each vehicular entrance to the Development <br />containing a statement that public parking is prohibited and that all vehicles not authorized to park on the <br />Development will be removed at the owner's expense. Such sign shall comply with the provisions of <br />Vehicle Code § 22658. Notwithstanding the foregoing, the Association may cause the removal, without <br />notice, of any vehicle parked in a marked fire lane, within fifteen (15) feet of a fire hydrant, in a parking <br />space designated for disabled persons without proper authority, or in a manner which interferes with any <br />entrance to, or exit from, the Development or any parking space or Condominium located thereon. In no <br />event shall any vehicle block any emergency access route or passageway. <br />(g) Moving Trucks; Permits. No moving truck shall be permitted anywhere in the <br />Development without prior written approval by the Association. A Unit Owner or occupant shall obtain a <br />written permit from the Association before any moving truck may be parked anywhere in the <br />Development. An Owner shall be responsible for any and all damage to any portion of the Development <br />caused by any moving truck or any other moving activities. Without prior written approval by the <br />Association, all moving trucks shall remain on a public street outside of the Development. <br />Section 7.4 Animals <br />(a) No animals, reptiles, rodents, birds, fish, livestock or poultry shall be kept in any <br />Unit or elsewhere within the Development, except that domesticated dogs, domesticated cats, birds kept <br />in bird cages, fish kept within an aquarium, or other animals as described in the Association Rules, may <br />be kept as household pets within any Unit if such animal(s) are not kept, bred or raised for commercial <br />purposes. With the exception of fish, there shall be no more than a total of two (2) pets kept in any Unit. <br />In no event shall any Pit Bull Terrier, Rottweiler, Doberman Pinscher or Presa Canario dog(s), or any <br />mixed breed thereof, be kept in any Unit or elsewhere in the Development. The keeping of any dog or <br />other pet shall be subject to applicable ordinances of the City of Redwood City and the County of San <br />Mateo. There shall be no limitation on "disability assistance" dogs as certified by the applicable <br />government authority for assistance of visually impaired persons. The keeping and control of each type <br />of pet shall be expressly subject to such controls or prohibitions as may be reasonably adopted by the <br />Board from time to time. No pet may be kept on the Development if the Board, after a hearing, <br />determines, in its sole good faith judgment, that it would result, would continue to result or has resulted in <br />substantial noise or other annoyance or that it would be, would continue to be or has been obnoxious, <br />menacing or threatening to a person of ordinary sensibilities living within a Unit in the Development. <br />40 <br />CCRS -One Marina. docx <br />
