F. - Page 1 <br />REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br />September 12, 2011 <br />SUBJECT <br />Subdivision Final Map - One Marina Phase I Condo Map <br />RECOMMENDATION <br />By motion, approve the Final Map for 56 condominium units, accept the dedication of a <br />Public Service Easement and Emergency Access Easement, approve the Covenants, <br />Conditions and Restrictions, approve the Landscape Maintenance Agreement, approve <br />the Stormwater Treatment Measures Maintenance Agreement, and authorize the City <br />Manager to execute all related documents. <br />BACKGROUND <br />R.C. Peninsula Park, LLC is the Owner of Record of the properties located at 650 <br />through 660 Bair Island Road, Redwood City, California. <br />On December 17, 2007, City Council approved the Development Agreement and <br />Precise Plan for the Peninsula Park development project. On July 20, 2010, a Vesting <br />Tentative Map was approved by Planning Commission for a multi - family residential <br />development that will include 231 townhome (condominium) housing units, 10,000 <br />square feet of retail space, and a 200 room hotel. The first 4 -lot subdivision was <br />approved on June 13, 2011 to allow construction phasing, a unique parcel for the hotel, <br />and the configuration of three parcels for future residential subdivision. <br />ANALYSIS <br />This is a Final Map approval to subdivide the second of the original four parcels into 56 <br />condominium units. The Final Map is submitted to both the City and the State's <br />Department of Real Estate for approval. Acceptance of the Final Map includes the <br />City's acceptance of all offers of dedication as shown on the map and as required by <br />City codes. Dedications include public service easement, emergency access <br />easement, and public access easement. <br />The remaining 175 housing units and hotel will be submitted for consideration and <br />approval to City Council at a later date. Additional final maps are anticipated for the <br />hotel parcel and any resubdivision. <br />There is no improvement agreement associated with this final map because the <br />provisions that would be covered in the agreement are covered in the master <br />development agreement and the provisions in the Acquisition and Reimbursement <br />
