Powers & Associates (DJP&A) is pleased to submit to you this scope of work to prepare an <br /> Initial Smdy for the proposed relocation of an existing Airgas facility to be located at 1826-1828 <br /> Industrial Way in Redwood City. <br /> The approximately 60,000 square foot project site is currently developed with a 9,900 square foot, <br /> one-story warehouse and a 8,300 square foot, one-story office building. It is our understanding that <br /> the project proposes to demolish the office building and construct a surface parking lot in its place. <br /> The existing warehouse would remain on-site and would be renovated for the new Airgas facility. <br /> No new buildings will be constructed but up to four outdoor vertical storage tanks, ranging from 20- <br /> 34 feet tall will be installed adjacent to the wazehouse. <br /> The project site is currently designated LighJ Industrial in the General Plan and zoned /R — <br /> Industria!-Restricted. Based on the project information provided, the proposed project is consistent <br /> with the General Plan. Based on the Redwood City Municipal Code (Article 17), the IR zoning � <br /> designation allows warehouses, wholesale businesses, and storage or distribution operations. These <br /> uses are required to be within a building unless a use permit is approved. Because the project <br /> proposes outside storage tanks, a use permit is required and is proposed as part of the project. <br /> Attached are a Scope of Work, Cost Estimate, and proposed schedule for preparing the Initial Study <br /> based on the project information outlined above.
