Shahinian, appellant on
behalf of Albert and Susan Engel and uphold the decision of the Zoning
Administrator to deny the application for the Use Permit for addition of 26
recreational vehicle spaces, 3225 East Bayshore Road, based upon the
following findings:
1. The overnight area is separated from the main trailer park by a fence.
2. As a self-contained trailer park, it lacks the necessary 3 acres minimum
parcel size.
3. The land is in tvro separate ownerships, and most of the trailer spaces
are less than the required 20 feet from a property line.
4. A minimum of 5,200 square feet of recreational area is required for 26
trailer sites, and none is provided.
5. The arrangement of the overnight spaces will likely constitute a nuisance
to the adjacent permanent residents throughout the 24-hour day and
night.
