The entrances to the main trailer park and the overnight trailer park.off <br /> of East Bayshore Road are separated, which will cause confusion and will <br /> likely cause invasion of privacy for the permanent residents as <br /> overnight trailer owners maneuver their vehicles into and out of the main <br /> trailer park to find their way to the overnight trailer park entrance. <br /> 7. Any alternate proposal should integrate the permanent and overnight <br /> functions into the same trailer park, in such a way that the hazards <br /> described above are avoided--with adequate space, proper circulation, <br /> required recreational areas for all tenants, protection against <br /> nuisances, and reasonable landscaping. <br /> 8. The granting of the Use permit would, under the circumstances of this <br /> particular case, be detrimental to the health, safety, peace, comfort and <br /> general welfare of the persons residing in the neighborhood of the <br /> proposed use and be detrimental and injurious to property in the <br /> neighborhood of the proposed use for the following reasons: <br /> a. that the proposed use is functionally different and more intensive <br /> than the use of tFie mobilehort�e park; <br /> b. that the proposed mitigation in the way of a fence would be <br /> insufficient as a buffer between the more intensive recreational <br /> vehicle use proposed and the mobilehome portion of the park; <br /> c. that the proposed use would increase vehicular traffic, including <br /> increased noise in the area, air pollution and vrould also create <br /> safety hazards; and <br /> d. that the proposed use would be detrimental to propert'y values with <br /> respect to the permanent mobilehome units for the foregoing reasons. <br /> 9. The present use of the area in question is not a recreational vehicle <br /> trailer park use as defined by the Zoning Ordinance and is, in fact, a <br /> storage area for recreational vehicles. <br /> 10. The proposed use would be under conditions of occupancy inconsistent with <br /> the ocupancy conditions pursuant to the rules and regulations now <br /> established for the mobilehome park. „ <br /> Carried unanimously by roll call vote. <br /> JACQ 'INE C.
