Impart Report, development plan, cresting tentative map, and all other <br />documents, reports, studies, memoranda, maps, oral and written testimony, and <br />materials in the City's file for the applications and the Project, and all adopted <br />City planning documents relating to the Project and the property including the <br />City's General Plan, Municipal Code, Zoning ordinance, and other applicable <br />City laws and regulations, and all associated approved and certified <br />environmental documents, have together seared as an adequate and appropriate <br />evidentiary basis for the findings and actions set forth in this Resolution. <br />Section 2: Zoning ordinance Article 30, section 30.4 B. regardin <br />required guest parking in Mixed Use Zoning Districts allows the Planning <br />Commission to reduce o eliminate the required number o f guest or visitor <br />spaces in mixed use districts a if only one parking space is reserved per unit for <br />residents, and/or b if the site is in crone proximity to retail shopping facilities, <br />and/or if adequate street parking is available. <br />The Planning Commission finds that reduced or eliminated project guest parking <br />is appropriate and permitted for this project, such that the project will provide 232 <br />parking spaces as described in the project development plans and the Errs, <br />because: <br />a. Consistent with Zoning Ordinance Article 30, Section 30. B. <br />each residential unit within the project will have one <br />guaranteed parking space (141); the remaining 91 parking <br />spaces will be either rented, assigned or available as guest <br />parking, depending on market conditions, and managed by <br />onsite professional property management. ent. f e identia l <br />parking will be separated from the guest parking by an <br />operable lift gate within the parking garage. Thirty fire (35) <br />unsecured spaces outside the gate will be reserved for <br />guests/visitors. Three 3 parking spaces are located next to <br />the leasing office for prospective residents. <br />b. Consistent with Zoning ordinance Article 30, Section 30. . <br />the project is located in close proximity, and within walking <br />distance, to retail shopping facilities including, but not limited <br />to, the Target Shop ping Center, I ii Rancho Grocery Store, <br />convenience stores, restaurants and other commercial/ retail <br />facilities. <br />C. The project will promote a ride share program via a tenant <br />web portal to facilitate carpool matching. <br />d.
