e. The project will provide storage for 47 bicycles. <br />f. The developer i also working with Caltrans to rake <br />improvements to the El Camino Real pedestrian crossing <br />(shortening the distance, designing it for high visibility and <br />providing a median refuge for improved safety) and to <br />relocate the bus stop further north (for improved safety) to <br />improve pedestrian access and connectivity within the <br />neighborhood and facilitate access to and support of bus <br />transit. These improvements are subject to approval by <br />Caltrans, Samtrans and the San Francisco Public Utilitie <br />Commission SFPUC . <br />g. The project is a sic minute bus ride from the City's downtown <br />district and CItrain Station. <br />h. The project's residential use and location on a transit <br />corridor is anticipated to support transit ridership. <br />Section 3. Planned Development PD2 'I # : The Planning Commission <br />finds that: <br />a. The project and improvements proposed by Planned <br />Development Permit Application loo. PD2010 -01 are <br />consistent Frith, conform to the intent of, and will <br />appropriately implement Zoning ordinance Article 4 for the <br />20 El Camino Real Residential Project; and <br />b. The establishment, maintenance and operation of the project <br />and improvements proposed by Planned Development <br />Permit No. PD201 o -01 will net, under the circumstances of <br />this particular case, be detrimental to the health, safety <br />peace, morals or general welfare of persons residing or <br />working in the neighborhood of the project, or be detrimental <br />or injurious to property or improvements in the neighborhood <br />of the project, or to the general welfare of the City, because <br />the project has been found to be consistent with the <br />community goals established in the City's General Plan and <br />Zoning ordinance. <br />Section 4. The Planned Development Permit is hereby conditionally <br />granted based on the Planning Commission's consideration and reliance on the <br />Environmental Impact Report EIF and in accordance with the plans, details and <br />descriptions contained therein, supported by the Statement of Overriding <br />Considerations contained in the Resolution certifying said EIR and conditioned <br />upon and subject to the Mitigation Monitoring and Deporting Program <br />ATTY/ E .21 0lATTA HMEI IT 3 -PD GUEST PARKING F E o -MELS 2580 E R <br />E V.12l 7111 <br />Page 3of9 <br />
