2. Applicant shall insure that all improvements substantially conform to the <br />project plans, prepared by KTGY and BKF Engineers, submitted on August <br />31, 2011, and related information submitted by Applicant, on file with Planning <br />Services. <br />3. All modifications to said approved plans must be submitted to Planning for <br />review and approval prior to the issuance of a Building Permit. Substantial <br />modification of said approved plans, as determined by the Community <br />Development Director or his /her designee, may be subject to a PIS Permit <br />Amendment pursuant to Article 46 of the Redwood City Zoning Ordinance <br />and/or an amendment to the approved Tentative Map pursuant to Chapter 3 <br />of the Redwood city Municipal Code. <br />4. Applicant shall install an on -site historic plaque commemorating the Mel's <br />Bowl facility to the satisfaction of the City (prior to release by the Building <br />Department of a certificate of occupancy Permit. In the event that the <br />historic Mels Bowl sign can be relocated to a site in Redwood City, an <br />additional and similar historic plague shall be installed at the second site by <br />the developer, to the satisfaction of the City. <br />5. Applicant shall submit plans for street lighting improvement (design, spacing <br />and height) to City Planning & Engineering departments, for prier review and <br />approval by Planning & Engineering staffs and which plans, as approved, <br />shall be implemented by Applicant. Applicant shall also submit plans for <br />street trees (species selection, size, location and spacing) to City Planning <br />and the Public Works departments, for prior review and approval by Planning <br />and Public Works staffs and which plans, as approved, shall be implemented <br />by Applicant. <br />6. Applicant shall submit a Final Map for review and approval by City <br />Engineering and the City Attorney's Office, prior to the expiration of the <br />approved Vesting Tentative leap. The Final Map shall be in substantial <br />compliance with the approved Vesting Tentative Map and all conditions of <br />approval. <br />7. If Applicant intends to use a Hone Owner's Association to implement or <br />comply with any Conditions of Approval or CE QA Mitigation Measures, then <br />Applicant shall submit Covenants, Conditions and Restrictions, demonstrating <br />such to City for prior review and approval. <br />8. The Applicant shall eater into a Landscape Maintenance Agreement LMA <br />for landscaping improvements constructed across the project frontage, not <br />limited to trees, plant material, irrigation, and pedestrian lighting. <br />g.
