y
FINDINGS RELATING TO THE ADOPTION of THE
PLAID DLVLLOPMEENT PERAH ' FOR THE
ELECTRONIC ARTS IMA- DQUARTIERS MASTER PLAN,
REDWOOD PENINSULA, CITY OF REDWO CITY
Findin l : The Planned Development Permit is consistent with the General
Plan of the City of redwood City. The ' Findings of Consistency Between the Electronic
.Arts Master Plan .Project and the General Plan o f the City of Redwood Ci " are hereb
incorporated incorporated by reference.
Findan 2 : The Electronic Arts headquarters Master .Plan project ( "Project )
conforms to the goals and purposes of the PDP regulations.
The purposes of the PDP process include encouraging flexibility of design and
development of land in .such a manner as to promote its most appropriate use;
encouraging the development of innovative projects which incorporate the highestquali
architectural solutions, building materials and landscaping concepts; and promoting the
most functional and aesthetic relationships between building structures, si ns, op ace
g p P
and parking areas. The PDP is necessary in order to enable the Project applicant to
develop the site as an informal campus :office environment through the placement and
:massing of buildings and landscaping. This will attract high-quality employe rs to the
ty
City, provi a pleasant work enrironment and minimize impacts on ad' J acent .residential
properties. It is an innovative development consistent with the purposes of the PDP
code.
The landscaping concepts are exceptionally functional and aesthetic. The Project's
landscape plan will ensure that shared public pedestrian walkways, recreational uses and
public open spaces are provided. For example, the design of the Project will encourage
pedestrian use and diminish the need for automobile trips g
by establishing co ion area
walkways. These walkways link the larger open. spaces to each other,, as well as finking
the campus to surrounding amenities. walkways extend the ex isti ng Redwood Shores
pathway systems to all rna, or crosswalks, to all new buildin s, to buildin outside the
 g
site boundaries, to the proposed shopping center, to the Pacific Athletic flub, to P ublic
paths that lead to Redwood Shares Lagoon, and to the Hotel Sofitel.
Special care has been taken to rninirnize the visual impact of both garages and
surface lots to the Redwood Shores Parkway. This was accomplished by settin g the
parking structures well within the campus, by land the lots, and b surround*
y g
the roadway edge of the campus with an informal arrangement of trees..
EAPDFPI.DOC EAH18 1.
5/30/96
