i
O
Finding 3 The Project will provide an environment o phy sical and funct
desirability, in harmony with the character of the .surrounding neighborhood or district.
The facts in support of Finding (2) hereby are incorporated by reference.
The Project will minimize impacts on adjacent properties, in particular adjacent
residential uses. The location of the ten - stork office building avoids Bonn ating the
campus .or blocking views to the campus. Furthermore, the use of the taller building and
the proposed location of the Phase One parking structure virtually eliminate the
shadowin g .of adjacent residential. areas that would otherwise have occurred under the
existing zoning and height limit. A t the residential edgy, the campus will have a
landscaped buffer area, instead of the previous proposal of surface parking and lour rise
office buildings.
2
