FINDINGS OF CONSISTENCY
BETWEEN THE ]ELECTRONIC ARTS .MASTER PLAN PROJECT'
AND THE GENERAL FIAT of TIC CITY OF REDWOOD CIT
The City of Redwood City ("City").hereby finds that the Electronic Arts Master
Plan and its associated approvals .(including the Development Agreement, the vesting
Tentative 'Map and the Planned Development Permit) are consistent with the City's
General Plan. The City bases this f nding on all of the following facts:
l) According to the City's General Plan, the City's land use goal .is to
integrate .a range of land uses to ensure that Redwood City is a desirable
place to live." The Project will help to meet this goal by providing
employment opportunities within a pleasant, campus -like setting that will
.min imize adverse effects on adjacent properties..
(2) The Project is consistent with the land use designations contained in the
General Plan. The site is designated for "Office Park Oriented Uses.."
(3) The Project site is zoned Commercial Park (CP)District and Professional
Office (PO). The CP District is intended to "provide a district for large
scale office and administrative uses and buildings to promote the
development of employment and .administrative activities." The Project is
consistent with the CP District, which covers most of the Project site..
The Project is also consistent with the PO designation, which covers an
area .of the site used for the extension of Shoreline Drive, .a landscaped
buffer and part of a parking garage. Furthermore, with a Planned
Development Permit (PDP) authorized under Article 46 of the Zoning
Ordinance the buildings exceeding .l 00 .feet will be consistent with the
existing zoning.
(4) The purposes of the PDP process include encouraging flexibility of design
y and development of land in such a manner as to promote its most
appropriate use; encouraging the development of innovative projects
which incorporate the highest quality architectural solutions, building
materials and landscaping concepts; and promoting the most functional and
aesthetic relationships between building structures, signs, open space and .
parking areas. The Proj ec f s central theme is to create an informal campus
office environment through the placement and massing of buildings and
landscaping. It is a high - quality, innovative development consistent with
the purposes of the PDP code.
EXH I.mtJ IT A
EAGPLNPI:DOC 1
5130/96
