PC 96 -3 <br />FINDINGS OF CONSISTENCY <br />BETWEEN THE ELECTRONIC ARTS MASTER P]LANPROJECT <br />AND THE GENERAL PLAN of TIM CITY OF REDWOOD CITE" <br />The City of Redwood City C'City") hereby finds that the Electronic Arts pilaster <br />Plan and its associated approvals (including the Development Agreement, the vesting <br />Tentative .Map and the Planned Development Permit) are consistent with the City's <br />General Plan. The City bases this fmd in g .onall of the f facts: <br />1) According to the City's General :Plan, the City's land use goal is to <br />inte g rate a range of land uses to ensure that redwood City is a desirable <br />place to live." The Project will .help to meet this goal by providing <br />employment opportunities within a pleasant, campus - like setting that Will <br />minimize adverse effects on adjacent properties. <br />(Z) The Project is consistent with the land use designations contained in the <br />General Plan. The site is designated for "Offi Park Oriented Uses." <br />(3) The Project site is zoned Commercial Parr (CP) District and Professional <br />Office (PD).. The CP District is intended to "provide a district for large <br />scale office and administrative uses and buildings to promote the <br />development of employment and administrative activities." The .Prof ect is <br />consistent with the CP District, which covers most of the Project site. <br />The Project is a lso consistent with .the PD designation, which cove an <br />area of the site used for the extension of Shoreline Drive, a landscaped <br />buffer and part of a parking garage. Furthermore, with a Planned <br />Development Permit (PDP) au thorized under Article 46 of the .Zoning <br />Ordinance the buildings exceeding 100 feet will be consistent with the <br />existing zoning. <br />(4) The purposes of the PDP process include encouraging .flexibility of design <br />and development of land in such a manner as to promote its most <br />appropriate use; encouraging the development of innovative projects <br />which incorporate the highest quality architectural solutions, building <br />materials and landscaping concepts; and promoting the mo st functional and <br />aesthetic relationships between building structures, :signs, open space and <br />parking arkin areas. The Project's central theme is to create an informal campus <br />office enviromnent through the placement and massing of buildings and <br />�y <br />- <br />landscaping.
