<br />except as otherwise expressly provided in this Declaration. No Owner may pierce, remove or
<br />otherwise modify any wall, ceiling or floor separating the Unit from another Unit or from Common
<br />Area (except as approved by the Committee), nor install any wall or ceiling- mounted loudspeakers
<br />or other noise - generating devices.
<br />7.11. Window Coverings: All drapes, curtains, shutters, blinds or otherwindow coverings
<br />visible from the street or Common Areas shall be beige, white, or off -white in color or lined in beige,
<br />white, or off- white, or as the case may be, of colors, materials and patterns which are approved by
<br />the Board or the Architectural Control Committee.
<br />7.12. Clothes Lines: There shall be no outside laundering or drying of clothes. No draping
<br />of towels, carpets, or laundry or other such items over exterior railings shall be allowed.
<br />7.13. Power Equipment and Motor Vehicle Maintenance: No powerequipment, hobby
<br />shops, or motorvehicle maintenance (other than emergency work) shall be permitted on the Project
<br />except with prior written approval of the Board (except for approved construction work being
<br />undertaken within the Common Area or within a Unit). Approval shall not be unreasonably withheld,
<br />and in deciding whether to grant approval, the Board shall consider the effects of noise, air pollution,
<br />dirt or grease, fire hazard, interference with radio or television reception, and similar objections. All
<br />hazardous waste shall be disposed of properly by each Owner.
<br />7.14. Liability of Owners for Damage to Common Area: The Owner of each
<br />Condominium shall be liable to the Association for all damage to the Common Area or
<br />improvements caused by the Owner, or any Occupant for which the Owner is responsible, to the
<br />extent described in Section 5.1.A(2).
<br />7.15. Commonly Metered Utilities: The Board may establish restrictions regarding the
<br />individual use of any utility on a common meter, and may impose reasonable charges for the
<br />individual use thereof.
<br />7.16. Flags, Pennants, Banners, Etc.: There shall be no exhibiting, flying or hanging of
<br />any flags, pennants, banners, kites, towels, etc., from any area of the Project (except by Declarant
<br />during the period Declarant is marketing the Project) thatwould be visible from the street, Common
<br />Area, orthe other Units, except in conformance with Rules adopted bythe Board orthe Architectural
<br />Control Committee, and except for flags, banners and signs that are expressly permitted by statute.
<br />The Association may adopt Rules regarding the display of flags, banners and signs provided that
<br />such Rules shall be consistent with the then applicable laws.
<br />7.17. Water Bed Restrictions: No water beds shall be permitted in the Project.
<br />7.18. Activities Causing Increase in Insurance Rates: Nothing shall be done or kept in
<br />any Unit or in any improvements constructed in any Unit, or in the Common Area, which will increase
<br />any applicable rate of insurance or which will result in the cancellation of insurance on any Unit or
<br />any part of the Common Area, or which would be in violation of any law.
<br />7.19. Common Area Use - Storage on Balconies and Patios: Nothing shall be stored,
<br />grown, or displayed in the Common Area, including, without limitation, Exclusive Use Common
<br />Areas such as Balconies and Patios that is not approved in advance by the Architectural Control
<br />Committee. The Association shall adopt Rules regarding the use of Balconies and Patios, including
<br />limiting or prohibiting storage of items thereon or use of barbeques and other items on a Balcony or
