6.1. B. - Page 86 <br />Patio. The Association may adopt Rules regarding the storage of items, such as bicycles, within <br />Units that are visible from outside the Unit. <br />7.20. Drainage: No Owner, Member or Occupant shall door cause anything to be done <br />that would alter or interfere with the Project drainage patterns or block or alter the natural flow or <br />engineered flow of surface water, or interfere with drainage patterns within the Project. No Owner <br />shall remove or alter pavers or do anything to interfere with the drainage or the underlying <br />waterproofing membrane of the podium. If a Unit Owner becomes aware of any potential problems <br />or issues with respect to the Common Area improvements, the Owner shall promptly notify the <br />Board or the Project's manager regarding such problems or issues with respect to those Common <br />Area improvements. <br />7.21. Owner's Right and Obligation to Inspect, Maintain and Repair: <br />A. Except for those portions of the Project which the Association is required to <br />inspect, maintain and repair, each Condominium Owner shall, at his sole cost and expense, <br />maintain and repair the Unit, keeping the same in good condition, pursuant to and in accordance <br />with the Homeowners .Care Manual. Each Owner shall be responsible for and bear the cost of <br />inspection, maintenance, repair and replacement of the following items within such Owner's Unit: <br />interior surfaces of all perimeter and interior walls, ceilings and floors (including carpeting, tile, wall <br />paper, paint or other covering); garbage disposals, water heaters, ranges, refrigerators, <br />dishwashers, washing machines, dryers, light fixtures, and any and all other appliances of any <br />nature whatsoever; heating, ventilating and air conditioning equipment servicing such Unit (although <br />such equipment may be located in part outside such Unit); exterior and interior door hardware, <br />gaskets and seals, interior doors; cabinets, light bulbs; plumbing and other fixtures of any nature <br />whatsoever; "built -in" features; and decorative features, and any furniture and furnishings. The <br />Association shall inspect, maintain and repair any automatic fire sprinkler heads located in any Unit. <br />Each Owner immediately shall notify the Association of any problems with any automatic sprinkler <br />heads located in the Owner's Unit. <br />B. In addition, each Owner shall be responsible for and bear the cost of <br />inspection, maintenance, repair and replacement of the following items serving such Owner's Unit: <br />windows, Balcony or Patio landscaping, as approved by the Board or Committee in any such areas. <br />Each Owner shall keep the Exclusive Use Common Area appurtenant to the Owner's Condominium <br />in a clean and neat condition at all times and shall maintain the landscaping in any such areas. <br />C. Each Owner shall have the exclusive right to paint, plaster, panel, tile, wax, <br />paper, or otherwise refinish and decorate the inner surfaces of the walls, ceilings, floors, subject to <br />the provisions of Section 7.9, and the interior of the doors bounding the Owner's Unit. <br />D. Each Owner shall inspect and maintain the improvements within his or her <br />Unit in accordance with the inspection and maintenance guidelines set forth in the Homeowners <br />Care Manual established by the Declarant. A copy of the Homeowners Care Manual shall be <br />delivered by Declarant to each Owner when the Unit has closed escrow. Each Owner shall retain <br />the Homeowners Care Manual and take all appropriate actions to comply with and implement the <br />Homeowners Care Manual.
