B. - Page 1 <br />REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br />March 19, 2012 <br />SUBJECT <br />Subdivision Map for 333 Main Street <br />RECOMMENDATION <br />1. By motion, approve the 333 Main Street Subdivision and accept the dedication of <br />Emergency Access Easements, Public Service Easements, Public Access Easements, <br />and Pedestrian Public Access Easements. <br />2. By motion, approve and authorize execution of an Improvement Agreement with 333 <br />Main Street RWC, LLC. <br />3. By motion, approve and authorize execution of a Landscape Maintenance Agreement <br />with 333 Main Street RWC, LLC. <br />4. By motion, approve the Declaration of Covenants and Restrictions for the 333 Main <br />Street Condominiums. <br />BACKGROUND <br />333 Main Street RWC, LLC is the Owner of Record of real property located at 333 Main <br />Street, and is the developer responsible for the construction of all improvements on the <br />site. The project will create 132 new condominium units on a parcel previously <br />occupied by an office building, which was demolished in 2008. The City has issued a <br />grading permit for work on this site which does not relate to the subdivision action. <br />ANALYSIS <br />On September 27, 2011, the Planning Commission approved the one lot Vesting <br />Tentative Map for the property. The 2.28 acre parcel previously had an office building, <br />which has since been demolished. A formal Notice of Official Action was issued on <br />November 1, 2011 for the Subdivision. <br />The Owners' engineer, BKF Engineers, have completed the subdivision map, <br />improvement plans, and specifications in accordance with the Subdivision Map Act, <br />Redwood City Ordinances, City Standards, and to the satisfaction of the City Engineer. <br />Subdivision improvements include relocating an existing sewer line, new storm drain <br />and water utilities. The subdivision does not include any internal streets, and <br />consequently, the Owners offer emergency access easements, public service <br />
