City General Plan, applicable provisions of the Redwood city Municipal Code <br />and Zoning ordinance, and the 640 V eterans Boulevard Residential Project. <br />NOW, THEREFORE, BE IT RESOLVED S FOLLOWS: <br />Section 1. The Planning Commission finds that the above recitals are <br />accurate and constitute findings in this matter and, together with the Staff Report <br />and the application materials, including without limitation the Initial Study <br />Mitigated ated f e ati a Declaration, and Planned Development permit and all other <br />documents, reports, studies, memoranda, raps, oral and written testimony, and <br />materials in the City's file for the applications and the Project, and all adopted <br />City planning documents relating to the Project and the property including the <br />City's General Flan, Municipal Code, Zoning Ordinance, and other applicable <br />City Caws and regulations, and all associated approved and certified <br />environmental documents, have together seared as an adequate and appropriate <br />evidentlary basis for the findings and actions set forth in this Resolution. <br />Section 2. The project and improvements proposed by Planned <br />Development Permit Application No. x D2011 -o2 are consistent with, and <br />conforms to the intent of, and will appropriately implement the General Flan, <br />Zoning Ordinance Article 46 and Article 5 3 for the Mixed-Use Corridor Zoning <br />district — Veterans Boulevard. <br />Section 3. The establishment, maintenance and operation of the project <br />and improvements ents proposed by Planned Development Permit Igo. P 2oi -02 <br />will not, under the circumstances of this particular case, be detrimental to the <br />health, safety peace, morals or general welfare of persons residing o working in <br />the neighborhood of the project, or be detrimental or injurious to property or <br />improvements in the neighborhood of the project, or to the general ire fare of the <br />City, because the project has been f=ound to be consistent with the community <br />goals established in the City's General Plan and Zoning Ordinance, <br />Section 4. The project includes twenty-two 22 below - market -rate rental <br />housing units affordable to persons and families of lower income, comprised of <br />eleven 11 one-bedroom units, and eleven 11 two-bedroom units, totaling 3 <br />bedrooms below market or affordable rental units, which pursuant to Government <br />Code §65915 authorizes the City to grant a density bonus allowing the owner to <br />construct more units than would be allowed under the CITY's applicable zoning <br />requirements, ents, and to grant other incentives, concessions, or waivers of certain <br />City development standards, Approving a density bonus of forty -four units in <br />addition to the density permitted by City zoning regulations and also approving <br />three additional units over and above the density bonus unit, approving a height <br />of fifty-five feet and a sidewalk width of 12 feet as 'Incentives, concessions and <br />waivers of applicable zoning regulations is appropriate and justified by the below <br />market et rate rental housing units and other amenities offered by the project. <br />f 1TT l 1R 1 111 - 4 PD PERMIT 640 V <br />R.O 1112/12 <br />2/1 <br />Page 2 Of 1 <br />
