4 . This Use Permit is for the packaging, repackaging, storage and <br />distribution of medical and industrial gases (including nitrogen, carbon dioxide, <br />oxygen and argon for the large storage tanks. In addition, Airgas will store and <br />distribute various related gases such as nitrous oxide, acetylene, hydrogen, <br />mixed specialty gases, propane and helium. Any additional gases and materials <br />that are stored outdoors and are not included as part of this proposal shall <br />require review and approval by the City's Community Development Director <br />and/or his /her designee. <br />5. Any noncompliance with the stated conditions as set forth herein <br />may result in the re- evaluation and/or revocation of this Use Permit. In the event <br />that the approved Use Permit generates detrimental impacts to the neighborhood <br />including hazards, hazardous material, parking, circulation, noise, or any other <br />issue of concern as determined by the City, this Use Permit shall be subject to <br />further revie w by the City during ar public hearing by the Planning Commission. <br />Furthermore, any Use Permit may be revo ked by the Planning Commission if any <br />of the conditions or requirements of the Zoning ordinance and Municipal Code <br />are vio I aced . <br />O. All activities and operations connected with the approved uses shall <br />maintain an environment free from offensive or objectionable noise, vibration, <br />dust, odor and other nuisances. <br />7. The applicant shall maintain an updated Hazardous Materials <br />Business Plan and Hazardous Materials Inventory Statement with the Redwood <br />good <br />City Fire Department through the San Mateo County Office of Environmental <br />Health, and an updated copy shall remain on the subject property at all times. <br />8 The applicant and contractors shall prepare a Health and Safety <br />Plan prior to project construction. The Community Development Department <br />shall review and approve the plan prior to construction. The plan shall identify <br />methods and techniques to minimize exposure of on -site workers to potentially <br />hazardous materials during construction and operation. The plan shall require <br />implementation of appropriate control methods and approved containment and <br />spill- control practices i.e., spill control plan) for construction. The plan shall <br />remain on -site along with spill clean -up kits at all times during construction. <br />g. Prior to building permit issuance, the applicant shall submit detailed <br />landscape plans for review and approval by the Community Development <br />Director or his /hey designee, specifically referencing the landscaping at the front <br />of the property and fence details used to screen the industrial uses from the <br />neighboring residential properties. <br />10.
