Vesting Tentativ� Map ?M201Q-04: Subject to the Exceptions <br /> to the Subdivision tJrdinance outlined in Section 4 below, the Planning <br /> Commission finds that: <br /> a. The map, design, and improvements of the proposed <br /> subdivision are consistent with the City of Redwood City <br /> General Plan and Zoning Ordinance, the Califarnia <br /> Subdivision Map Act and the City af Redwood City Municipal <br /> Code, and all applicable subdivision improvements <br /> requirements; <br /> b. The site of the proposed subdivision is physically suited for <br /> the type and density of the proposed development; <br /> c. The design and proposed improvements are not likely to <br /> cause substantial environmentai damage, substantially injure <br /> fish, wildlife or their habita#, or cause serious public heatth <br /> problems; and <br /> d. The design and proposed improvements wil( not conflict with <br /> essenfia! public easements for access through, or use of, <br /> property within the proposed subdivision. <br /> Section 4. The following Exceptions are hereby granted: <br /> a. An Exception a{lowing a reduced lot width of 48 feet for Lot <br /> 2, where a minimum average lot width of 50 feet is required <br /> in accordance with Section 6.7 of the Zoning Ordinance. <br /> b. An Exception allowing a panhandie lot configuration with no <br /> frontage on a public street for Lots 2 through 5, which would <br /> instead be accessed by a private roadway. <br /> c. An Exception alfowing a reduced private roadway width of 20 <br /> feet inc{uding a 4-foot wide pedestrian walkway that is flush <br /> with the private roadway, where a minimum roadway width <br /> of 25 feet is required plus a 5-foot wide raised pedestrian <br /> walkway. <br /> Section 5.
