1. Applicant shall implement and comply with a!I the project mitigation <br /> measures described in the Ini#ial Study/Mitigated Negative Declaration (iS/MND) <br /> and Mitigation, Monitoring Program (MMRP) for the 1410 Valota Road <br /> Residential Project, adopted by the Planning Commission by Resolution No. 12- <br /> O8 and on file with Planning Services (EA-2011-03). <br /> 2. Applicant shali ensure that all improvements substantiaily conform <br /> to the revised project plans, prepared by MacLead and Associates and Mark <br /> Gross & Associates, Inc., submitted on October 12, 2011, and related information <br /> submitted by Applicant, on fife with Planning Services. <br /> 3. All modifications to said approved p(ans must be submitted to <br /> Pianning for review and approval prior to the issuance of a Building Permit. <br /> Substantial modification of said approved plans, as determined by the <br /> Community Development Director or his/her designee, may be subject to a PD <br /> Permit Amendment pursuant to Article 46 of the Redwoad City Zoning Qrdinance <br /> and/or an arnendment to the approved Tentative Map pursuant to Chapter 30 of <br /> the Redwood City Municipal Code. <br /> 4. App[icant shall submit plans for on-site lighting impravements <br /> (design, spacing and height) to City Planning & Engineering departments, for <br /> prior review and approva) by Pianning & Engineering staff and which plans, as <br /> approved, shall be implemented by Applicant. Applicant shall also submit pfans <br /> for street trees {species selection, size, Iocatiort and spacing) to City Planning <br /> and the Public Works departments, for prior review and approval by Planning and <br /> Pubiic Works stafF and which plans, as approved, shall be implemented by <br /> Applicant. <br /> 5. Applicant shall submit a Fina! Map for review and approval by City <br /> Engineering and the City Attorney's Office, prior to the expiration of the approved <br /> Vesting Tentative Map. The Final Map shall be in substantial compliance with <br /> the approved Vesting Tentative Map and all conditions of approval. <br /> 6. If Applicant intends to use a Home Owner's Association to <br /> implement or comply with any Conditions of Approval or CEQA Mitigation <br /> Measures, then Applicant shall submit Covenants, Conditions ar�d Restrictions, <br /> demonstrating such to Ci#y for prior review and approval. <br /> 7. There shall be no parking on the private roadway at any time.
