8. The project shall meet ali other necessary Engineering, Fire and <br /> Building Department conditions of approval including, but not limited to, the <br /> following: <br /> 9. Applicant shaU submit a tree protection plan showing that a11 trees <br /> 12-inches in diameter and larger t� remain will be protected during construction. <br /> 10. Placement of the proposed hydrant on the subject property is <br /> subject to the approval of the Fire Marshall. <br /> 11. The triangular portion of right of way along the property frontage <br /> has been vacated by #he Gity. The Final Map shall incorporate the area vacated <br /> by the City. Any disputes and/or questions as to applicani's fee title ownership of <br /> the area vacated by #he City shall be resolved prior to Final Map approval. <br /> 12. App(icant shall submit a Final Map in conformance with the <br /> Subdivisian Map Act and Chapter 30 of the Municipal Code. <br /> 13. Applicant shall obtain approval of a Final Map prior to the issuance <br /> of a Building Permit. <br /> 14. Appficant shall enter into a subdivision improvement agreement to <br /> guarantee the installation of all improvements required of project. <br /> 15. The subdivision improvement agreement sha(I provide for payment <br /> of all City inspection and plan check charges associated with the installation of <br /> public and priva#e improvements, including, but not limited to, streets, sanitary <br /> sewers, water, storm drains and street fights. <br /> 16. Applicant shall post Performance and Labor & Materials Bonds for <br /> al! improvements to be dedicated to the City. <br /> 17. Appiicant shall provide field survey data to permit retracing all <br /> survey monuments set to establish the street right-of-way both pubEic and private. <br /> A copy of the final subdivision shall be provided using AutoCad drawing files. <br /> 18. Applicant shall install underground faciiities per Redwood City's <br /> new develapment standards. <br /> 19. App(icant shall pay all applicable water, recycled water, <br /> wastewater, and transportatian related fees prior to permit issuance. <br /> 20. For cons#ruction activity resulting in a land disturbance of one acre <br /> or more, applicant shall file a Notice of Intent {NOI) with the State Water <br /> Resources Con#rol Board under the Construction Activities Storm Water General <br /> Permit (General Permit}. The NOI shal( indicate the applicanYs intent to comply <br /> with the San Mateo Countywide Stormwater Poilution Prevention Program, <br /> ATTY/RES0.2213/ 1A10 VALOTA RD — TM EXCEPTIONS TO SUBDVSN ORD <br /> REV:04-23-12 VR <br /> Page b ofi 11 <br />
