Items above listed as Rolison Road 2 H a, b and c are subject to the <br />Davis Bacon Act and wage rates shall be issued by the U.S. Department of <br />Labor (DOL) at the time bids are received for subcontract work. <br />I. Haven Avenue <br />Although Haven Avenue frontage is only 100 feet, this portion of the project may <br />be the most visible elevation from the existing neighborhoods. Significant <br />landscaping is needed to respond to the project's neighboring single-family <br />dwelling character. <br />a. Curb "bulb -out" — Habitat shall install a new Curb "bulb -out" on Haven <br />Avenue at the corner of Rolison Road. <br />b. Relocate handicap ramp - Habitat shall relocate handicap ramp access to <br />sidewalk at corner of Rolison Road and Haven Avenue. <br />City will own and maintain curb "bulb out" and handicap ramp after installation by <br />Habitat. <br />3. Homeowner's Association <br />Habitat is required to establish a Homeowner's Association for the management <br />of the Property. The association shall have a budget that provides for <br />professional property management services. The CC&R's or enabling <br />Declaration of the HOA are subject to the review and approval by the Housing <br />Director. <br />4. Marketing <br />Habitat shall select first time homebuyers from a pool of applicants who at <br />the time of application were residing in the incorporated limits of the City of <br />Redwood City; the pool shall be selected no later than the date on which <br />construction for a particular unit will begin. Habitat shall include as part of its <br />marketing efforts, outreach to homeless and at -risk of being homeless <br />households transitioning through one of the various homeless and self- <br />sufficiency assistance programs operating in the City of Redwood City. <br />Prospective applicants must show willingness to pay and ability to partner in the <br />construction of self-help ownership housing. Qualified applicants may not have <br />owned nor had any ownership interest in any real property, whether or not such <br />real property was the applicant's primary residence, within the last five years. <br />Requirements - h2 <br />FXS;fs <br />04-14-00 <br />
