Lar_qe Proiects <br /> Large Projects are projects in which no historic resource is located on the <br /> project parcel and in which one of the following descriptions applies: 1) The <br /> application is for the remodeling of an existing building in which more than <br /> 10% new floor area is added, and in which the site is more than 30,000 <br /> square feet in size; 2) The application is for new development in which the <br /> site is more than 30,000 square feet in size; or 3) The application involves an <br /> exposed parking structure (see Section 2.6). <br /> a. Project Approval Authority. Project approval shall be granted by the <br /> Planning Commission based on the level of compliance with the applicable <br /> DTPP standards and guidelines. The Planning Commission shall hold at <br /> least one Public Hearing on the application. Legal notice of the Public <br /> Hearing shall be given as provided in Article 49 of the Zoning Ordinance. <br /> The Planning Commission's decision is final unless appealed to the City <br /> Council by an aggrieved person or party, or "Called Up" by the City <br /> Council. <br /> � Standards and Guidelines Compliance. The Planning <br /> Manager/Designee shall review the project application for conformance <br /> to the Precise Plan and shall recommend that the Planning <br /> Commission grant approval to projects which he/she deems to comply <br /> fully with all applicable standards and guidelines. The Planning <br /> Commission will evaluate the staff recommendation in making a <br /> decision on the project. <br /> � Standards Compliance Only. For projects which the Planning <br /> Manager/Designee deems to conform to the standards, but not the <br /> guidelines, he/she shall seek a recommendation from the nrnhi4on4i <br /> Q��o,�, ('nmmi��oo �oQr-� qrchitectural Advisory Committee (AAC) <br /> or successor committee on the acceptability of the aspects of the <br /> project which do not conform to the guidelines. Considering the ARC's <br /> input, and considering whether the aspects of the application which do <br /> not conform to the guidelines nonetheless adequately promote the <br /> overall intent of the DTPP, the Planning Manager/Designee shall make <br /> a staff recommendation of the project to the Planning Commission.
