Developer is the current fee owner of that certain real property consisting of <br /> approximately 2.51 acres located within the City o�' Redwoad City, County of San Mateo, State of <br /> California,described in Ex.�ibit A,attached hereto and incorporated herein by reference(the"Property"}. <br /> B. On February 13, 2012, the City Council of the City of Redwood City adopted, among <br /> other approvals, Resolution No. 15169, approving t�ie Vesting Tentative Map for the 2580 EI Catnino <br /> Real —Urban Housing Group ("Project"), prepared by BKF Engineers/Surveyors/i'la�ners and dated <br /> February 9, 2411 ("Tentative Map"},subject ta cei�tain conditions of approval("Conditions"). <br /> C. T'he Conditions require ei�her (1) that certain public improvements for the Project be <br /> const�ucted prior to approval of the fnal rnap ("Fitial Map"}, or (2) that Develaper enter into an <br /> agreement with City pro�viding forr the firture construction of s►�ch public impro�+emants. <br /> D. Developer has submitted the Final Map at�d applied to City for Final Map approval <br /> without having completed the required public improvements and,therefore, will enter into an agreetnen�t <br /> with City providing for the future constzuction and installation of sueh public improvements, as required <br /> by Gove;t-nment Code section 66462(a)(1). <br /> E. Developer has submitted to City plans, specifications and drawings entitlecf 2580 El <br /> Camino Real In�aprovement Plans, prepared by BKF Engineers/Su�rveyorslPlanners and dated <br /> , 20� {the "Improvernent Plans"}, wh�ich, in addition to other im�rovements,provida far <br /> cei�tain on-site public improvements consisting of street and street light improvements, storm drain <br /> systems, do�estic water systems and sanitary sewer systems for the Project (collectively, <br /> "Improvements"). <br /> F.
