6.1.J. - Page 53 <br /> EXHIBIT "B" <br /> Conditions of Approval <br /> 1. The applicant is subject to the project mitigation measures outlined in <br /> Environmental Impact Report (EIR) and Mitigation, Monitoring Program <br /> (MMRP) for the 2580 EI Camino Real Residential Project, on file with the <br /> Community Development Department (EA-2010-01). <br /> 2. The improvements shall substantially conform to the project plans, prepared <br /> by KTGY, submitted on August 31, 2011, and related information submitted <br /> by Urban Housing Group (UHG), on file with the Community Development <br /> Department. <br /> 3. All modifications to said approved plans must be submitted to the <br /> Community Development Department for review and approval prior to the <br /> issuance of a Building Permit. Substantial modification of said approved <br /> plans, as determined by the Planning Manager, may be subject to a PD <br /> Permit Amendment pursuant to Article 46 of the Redwood City Zoning <br /> Ordinance. <br /> 4. Consistent with Resolution No. 15169, approval of this PD Permit and Vesting <br /> Tentative Map is subject that the developer entering into an Affordable <br /> Housing Agreement Covenant that sets aside five (5) affordable housing units <br /> priced for moderate income households consistent with state law. The <br /> Agreement shall be approved by the City Council prior to issuance of the <br /> Building Permit. <br /> 5. The applicant shall install an on-site historic plaque commemorating the <br /> Mels Bowl facility to the satisfaction of the City (prior to release by the <br /> Building Department of a Certificate of Occupancy Permit). In the event that <br /> the historic Mels Bowl sign can be relocated to a site in Redwood City, an <br /> additional and similar historic plaque shall be installed at the second site by <br /> the applicant, to the satisfaction of the City. <br /> 6. The applicant shall submit plans for street lighting improvements (design, <br /> spacing and height), which plans shall be reviewed and approved by the <br /> Community Development Department prior to implementation by the <br /> applicant. The applicant shall also submit plans for street trees (species <br /> selection, size, location and spacing), which plans shall be reviewed and <br /> approved by Community Development Department and Public Works staffs <br /> and implemented by the applicant. <br /> 7. The applicant shall submit a Final Map to the City Engineering and the City <br /> Attorney's Office prior to the expiration of the approved Vesting Tentative <br /> Map. The Final Map shall be in substantial compliance with the approved <br /> Vesting Tentative Map and all conditions of approval. <br />
