Rear yard setback for Lot 7 (detached garage) of 3' where 6' <br /> is required. <br /> Setback modifications are all internal to the project site and so will <br /> not be readily visible from the public right-of-way with the exception <br /> of the Lot 7 residence that would have a private street facing side <br /> yard setback of 6' & 10" where 15' is normally required. This <br /> setback modification will allow the proposed residence to frame the <br /> private roadway, creating a more desirable streetscape aesthetic, <br /> while providing greater distance /privacy (15' setback where 6' is <br /> the standard) between the proposed residence and the existing <br /> neighboring property. <br /> Lots 5, 8 & 9 would have setbacks ranging from 6 to 14'. These lots <br /> abut neighboring properties along their side yards where similar/ <br /> compatible 6 foot side yard setbacks are required of the <br /> neighboring properties. <br /> Garage setback modifications (that are 3' and 4' where 6' is the <br /> standard) will all meet minimum Fire safety codes. The reduced <br /> setbacks for these smaller residential structures would also help to <br /> minimize the use of the setback areas for outside storage. <br /> (c) The City Council hereby finds that the proposed development, <br /> including the proposed modifications to Article 5 and Article 32, Section <br /> 32.2, zoning standards described above, will provide an environment <br /> of physical and functional desirability, in harmony with the character of <br /> the surrounding neighborhood, as required by Zoning Ordinance <br /> Article 46. <br /> ATTY/RES0.2263/APPROVING A PLANNED DEVELOPMENT PERMIT(FINGER AVE) <br /> REV:07-02-12 VR <br /> Page 6 of 19 <br />
