8.A. - Page 54 <br /> ATTACHMENT2 <br /> (b) The following modifications to R-1 (Article 5) and Supplementary Lot Area <br /> Requirements for Sloping Sites (Article 32, Section 32.2) zoning standards <br /> are sought: <br /> 1. Lot Size for Sloping Lots 1-3: All Project lots meet the R-1 zoning <br /> district lot size requirement of 6,000 sq. ft. However, Zoning <br /> Ordinance Article 32, Section 32.2 requires larger parcel lot sizes <br /> when parcels lots have an average slope that is greater than 5%. If <br /> Zoning Ordinance Article 32, Section 32.2 is triggered, Lots 1-4 <br /> would require larger lot sizes because the average slope of these <br /> parcels is greater than 5 percent if the creek slope is included in the <br /> slope calculation, as illustrated in Table 1 below. <br /> Table 1: Supplementary Lot Area Requirements for Sloping Sites <br /> Lot Avg. The purpose of the minimum <br /> lot area standard for sloping lots is to minimize grading and retain <br /> the contour and natural features for hillside properties. Lots 1-4 are <br /> essentially flat except for the creek bank located along the rear <br /> yards of Lots1-4. The City Council finds that Lots 1-4 are not sloped <br /> sites subject to Section 32.2 and that a modification is not required <br /> for Lots 1-3. Nonetheless, to the extent that Section 32.2 may be <br /> construed to apply to Lots 1-4, the proposed lot sizes for Lots 1-3 <br /> are included as modifications to the zoning standards. <br /> 2. Building setbacks, including: <br /> Residences: <br /> a. Rear yard setback: <br /> 1.
