8.A. - Page 58 <br /> ATTACHMENT2 <br /> 7. The private one-way street shall consist of a 22-foot wide travel way with a <br /> four-foot wide pedestrian walkway within the 22-foot width. The private street <br /> shall be separated from the pedestrian walkway with a rolled curb. Applicant <br /> shall provide a public access easement over the private street on the Final <br /> Map. Traffic calming measures including 10 mile per hour speed limit signs <br /> and other speed reduction measure such as speed cushions, a tree bulb out or <br /> curb extensions shall be provided subject to the approval of the Redwood City <br /> Fire Department and Traffic Engineer. <br /> 8. Applicant shall provide at least five guest parking spaces within the project. <br /> 9. None of the proposed homes shall exceed 28 feet in height or 40% lot <br /> coverage. <br /> 10.Applicant shall submit complete landscape/ irrigation plans for review and <br /> approval by the Community Development Department. Installation of <br /> landscape and irrigation for the front yard of each house and common areas <br /> shall be completed prior to issuance of a certificate of occupancy. <br /> 11.The applicant shall install fast growing, vertical screen trees between Lot 9 <br /> and the Finger Farmhouse for review and approval by the Community <br /> Development Department. The applicant shall provide documentation at two <br /> years after installation to illustrate that the trees have reached a minimum 16 <br /> feet in height and have achieved the desired screening effect. The City <br /> retains the right to require the applicant to install additional landscape <br /> plantings should the trees not achieve the desired screening effect within two <br /> years following installation. <br /> 12.Applicant shall install new street trees and planter strips to match the existing <br /> Finger Avenue streetscape for review and approval by the Community <br /> Development Department and shall coordinate with the City's Public Works <br /> Department, Street Tree Division, regarding tree species, size and locations. <br /> The improvements shall be installed prior to issuance of a certificate of <br /> occupancy. <br /> 13.Applicant shall ensure that the second story for the home on Lot #9 will be set <br /> back a minimum of 10 feet from the common property boundary with 90 Finger <br /> Avenue, to allow dense, vertical screen tree growth or large scale canopy trees <br /> for the purpose of providing a vegetated separation between 90 Finger Avenue <br /> and the development on Lot#9. <br /> 14.Applicant shall maintain and enhance the existing vegetative screening <br /> adjacent to 54 Finger Avenue where practicable, as determined by the <br /> Community Development Director or his/her designee. <br /> ATTY/RES0.2263/APPROVING A PLANNED DEVELOPMENT PERMIT(FINGER AVE) <br /> REV:07-02-12 VR <br /> Page 9 of 19 <br />
