8.A. - Page 76 <br /> ATTACHMENT3 <br /> and/or an amendment to the approved Vesting TM pursuant to Chapter 30 of <br /> the Redwood City Municipal Code. <br /> 6. Once a Vesting Tentative Map (TM) has been approved, the PD Permit shall <br /> remain in effect as long as the Vesting TM approval has not expired. It shall <br /> be null and void should the Vesting TM approval for this Project expire without <br /> a Final Map being recorded. <br /> 7. Applicant shall ensure the development maintains a minimum 25-foot setback <br /> from the top of bank of Cordilleras Creek, per Zoning Ordinance Section 32.12 <br /> (F). No building coverage shall be allowed within the 25-foot top of creek <br /> setback. <br /> 8. The private one-way street shall consist of a 22-foot wide travel way with a <br /> four-foot wide pedestrian walkway within the 22-foot width. The private street <br /> shall be separated from the pedestrian walkway with a rolled curb. Applicant <br /> shall provide a public access easement over the private street on the Final <br /> Map. Traffic calming measures including 10 mile per hour speed limit signs <br /> and other speed reduction measure such as speed cushions, a tree bulb out or <br /> curb extensions shall be provided subject to the approval of the Redwood City <br /> Fire Department and Traffic Engineer. <br /> 9. Applicant shall provide at least five guest parking spaces within the Project. <br /> 10. None of the proposed homes shall exceed 28 feet in height or 40% lot <br /> coverage. <br /> 11.Applicant shall submit complete landscape/ irrigation plans for review and <br /> approval by the Community Development Department Installation of <br /> landscape and irrigation for the front yard of each house and common areas <br /> shall be completed prior to issuance of a certificate of occupancy. <br /> 12.The applicant shall install fast growing, vertical screen trees between Lot 9 <br /> and the Finger Farmhouse. The applicant shall provide documentation at two <br /> years after installation to illustrate that the trees have reached a minimum 16 <br /> feet in height and have achieved the desired screening effect. The City <br /> retains the right to require the applicant to install additional landscape <br /> plantings should the trees not achieve the desired screening effect within two <br /> years following installation. <br /> 13.Applicant shall install new street trees and planter strips to match the existing <br /> Finger Avenue streetscape and shall coordinate with the City's Public Works <br /> Department, Street Tree Division, regarding tree species, size and locations. <br /> The improvements shall be installed prior to issuance of a certificate of <br /> occupancy. <br /> ATTY/RES0.2264/APPROVING A VESTING TENTATIVE MAP(FINGER AVE) <br /> REV:07-02-12 VR <br /> Page 8 of 18 <br />
