8.A. - Page 77 <br /> ATTACHMENT3 <br /> 14.Applicant shall ensure that the second story for the home on Lot #9 will be set <br /> back a minimum of 10 feet from the common property boundary with 90 Finger <br /> Avenue, to allow dense, vertical screen tree growth or large scale canopy trees <br /> for the purpose of providing a vegetated separation between 90 Finger Avenue <br /> and the development on Lot#9. <br /> 15.Applicant shall maintain and enhance the existing vegetative screening <br /> adjacent to 54 Finger Avenue where practicable, as determined by the <br /> Community Development Director or his/her designee. <br /> 16.Applicant shall install a decorative, good neighbor privacy fence between the <br /> Project site and adjacent properties. <br /> 17.Applicant shall ensure that the private street, shared parking spaces, individual <br /> driveways and individual front walkways are constructed of pervious materials <br /> and that the overall Project meets NPDES requirements. The applicant shall <br /> submit details regarding the materials proposed to be used for the review and <br /> approval by the Engineering and Transportation Division. <br /> 18. Lots 1, 2, 3, and 4 shall have recorded "no-build" easements for the portion of <br /> the lots within 25 feet of the top of bank of Cordilleras Creek. The easement <br /> shall provide that no permanent structures, except fencing, and no impervious <br /> surfaces such as paving or impervious decks may be constructed within 25 feet <br /> of the top of the bank of Cordilleras Creek, and that fencing may not extend <br /> beyond the top of the bank. The applicant shall prepare and record the <br /> easement which shall be reviewed and approved by the Planning Manager or <br /> designee prior to recordation. <br /> 19.The houses on Lots 1, 2, 3, and 4 along the creek shall be constructed on <br /> drilled pier and grade beam foundations. The sizing and depths of these piers <br /> shall be determined by the Project's geotechnical engineer in the detailed <br /> geotechnical study to be submitted in conjunction with the building permit <br /> applications for these houses and shall be reviewed and approved by the City <br /> Engineer. <br /> 20.The applicant shall be responsible for providing enhanced landscaping along <br /> the creek, which shall include planting additional native trees and vegetation to <br /> promote a more natural character to the creek. Prior to or in conjunction with <br /> the filing of improvement plans for the site improvements, the applicant shall <br /> submit detailed landscaping plans for the enhanced landscaping, include all <br /> vegetation removal, any grading, proposed species and specimen sizes, <br /> location of planting, temporary and permanent irrigation. <br /> 21.The fencing along the rear yards of Lots 1 2, 3 and 4 shall be decorative, such <br /> as wrought iron or split rail finished in dark or earth-tone colors.
