<br /> Under a Planned Devefopment (Article 46.7} the foflowing modifications can be granted
<br /> ff it is determined that the proposed de�elopment will provide an environment of
<br /> physical and functior�al desirabili#y, in harmony with the character of #he surrounding
<br /> neighborhood or district:
<br /> • Minimum building site size, provided that the allowecf density is not exceeded
<br /> • Maximum lot coverage
<br /> • Minimum €ront, side and rear yard setbacks
<br /> • Maximum t�eight of str�ctures
<br /> • Minimum n�mber of parking spaces and design of parking spaces/parking lots
<br /> The Project site is an irregufarly shaped parcel that is generally level and is currently
<br /> developed with six dwell�ng units: three primary s�ngle-famify homes and three
<br /> subordinate cattage-type awelfing units. The Project invol�es the removal ofi all existing
<br /> structures and re-subdivision of the #hree existing parcels into nine lots to construct
<br /> nine, two-story, singfe-family homes. While #he project site is irregularly shaped (refer to
<br /> Fir�ger Project EIR Figure 1.0-3), the subdivision design and buifding placement is in
<br /> harmony with the character of the s�rrounding neighborhood. For example, #he fwo
<br /> smallest 6,Qa0 square #oot residential parcefs would front directly onto Fi�ger Avenue
<br /> and would be similarly sized to the adjacent (�,000 - fi,000 square foot) neighboring
<br /> parcels. ln order to provide a consistent Finger Avenue streetscape aesthetic fhat
<br /> comp�iments the adjacent, neighboring parcels, these properties would also contain
<br /> homes that wauld ger�erally meet R-1 (Single Family Residential) front yard setbacks,
<br /> lot width, lot coverage and height standards with garages located at the rear (vs. front}
<br /> portion of the lots. The remaining seven��parcels��wouf� be tucked deeper into the site
<br /> (s�milar to other F�omes located in the neighborhood) and would be accessed from a
<br /> proposed ane-way 22-foot wide private roadway. The lots would range in size f�om
<br /> approximately 6,aQ0 to 8,214 square feet. The homes wouid range in size from 2,725 to
<br /> 3,500 square fee# plus attached two car garages ranging in size from 441 to 576 square
<br /> feet.
<br /> The residences would be indi�idually designed with architecturally varied, traditiona!
<br /> (Med+terranean, Tudor, Spanish, English country, Victorian country, Craftsman &
<br /> Verr�acular infl�enced} styles using high quaiity buildi�g materials and detailing (i.e.
<br /> stone, brick, stucco and shingle wood siding; custom doorslwindow; tile roofing,
<br /> brackets, shutters, wainscoting, dormers, porches and o#her architectural detailing} that
<br /> is intended to compliment the neighborhood's indi�idua�ly designed homes and eclectic
<br /> charac#er. Each parcel would also contain at least 900 and �ap to 1,900 square feet of
<br /> private open space. Lots 1-4 wil! contain a natural, open space wa#er feature,
<br /> Cordil�eras Creek that will contain new riparian vegetation to irnprove and restore fhe
<br /> � Consisfent with Article 32.9 {A), open space requiremerrt5 only apply ta #he R-2, RG, R-3, R-4, and R-b Zoning
<br /> Districts. The proposed Project is located in the R-1 (Single Family Residentia!}Zoning District and is therefore not
<br /> subject to open space requirements; nevertheless, each parcel wil! oontain at least 900 and �p to 1,900 square
<br /> #eet of private open space. Lots 1-4 contain a natural, open space water feature, Cordilleras Creek that
<br /> will be improved with new riparian vegetation. The Project will also incarporate 33 exisfing mature trees
<br /> � and 52 new trees that should provide the Project site with a lush, vegetated aesthetic appeal.
