The Project site also currently contains 44 mature trees, <br /> including 26 native trees such as coast �iv� oak, valley oak, bay, redwood, and <br /> elderberry trees. Tf�e Project's site design would hefp to preserve 33 of the site`s <br /> existing trees, witf� 10 trees being removed (8 living + 2 dead) a�d four (4) trees beir�g <br /> relocated on site. In a�dition, the appficant proposes to plant 52 r�ew replacement trees <br /> to give the site a lush, vegetated, aesthetic appeal. The applicant would a�so install new <br /> street trees and pfanter strips to matcF� the exisfing Finger Avenue streetscape ar�d new <br /> landscaping and fencir�g between the Project site and adjacenf, neighborir�g properties, <br /> incl�ding the adjacent historic Finger Farmhouse. An on-site storm drainage system <br /> wou�d also be instaifed in order fo fifter ar�d treat storm drainage that would be conveyed <br /> at discharge rates and duration to match pre-Project rates. The storm wa#er system <br /> would convey water to Finger Avenue, which feeds into the City's storm drain system at <br /> EI Camino Real. <br /> Project Consisfency with General Plan and Zoning Ordinance Articles 5 and 30 <br /> !n addition to meeting the design criteria for a Planned Development (Article 4fi) as <br /> described above, tF�e Projecf would also meet #he site's General Plan Low Density <br /> Residential land use desigr�ation, General Plan pol�cies (per Draft EIR pages 175-179) <br /> and "R-1" zoning (single-family residential) standards as �ollows: <br /> • Density- 5.3 units/ acre (9 units/ 1.fi9 acres (73,fi16 sq.ft.)) proposed where up to 7 <br /> units/acre is allowed.2 <br /> • Average �ot Width- All parcels meet or exceed the 50-foot minimum lot width <br /> standard. <br /> • !ot Coverage- Afl lots would be within the maximum 40% lot coverage of the R-1 <br /> zoning dis#rict except Lo# 3, wf�ich would ha�e 40.9% !ot coverage.3 However, under <br /> the Plan�ed Developmenf ordinance, the Planning Commission can modify the R-� <br /> lot coverage standard and approve projects that would exceed 40% lof co�erage. <br /> • Height - A!I residences meet or wili be under the allowed 28 foot height fimit. <br /> • Parking- Two covered parking spaces/unit would be provided where two parking <br /> spaces/ �nit is required. Five on-site guest parking spaces would also be provided <br /> where no guest parking is required in the R-'f zoning district. . <br /> • �pen Space — The Project is not subject to open space requiremer�ts; nevertheless, <br /> each parcel wiif contain at least 900 ar�d �p to 1,900 square fee# o€ private open <br /> space consiste�t with Zoning Ar#icle 32.9 (A). 1n addition, new native riparian <br /> vegefation will be instalfed along Cordilleras Creek to improve its natural character <br /> and #he Project will incorporate 33 existing mature trees and 52 new #rees to <br /> provide the Project site with a lush, vegetafed aesthetic appeal. <br /> 2 Consistent wi#h City practice, density is calculated using the gross land area of the site including la�d <br /> that lies within the creek channel (i.e. up to the northern property lines of Lots 1-4) and the private <br /> roadway. The Project site is 1.89 acres in size {as documented in the field thraugh a property boundary <br /> survey completed by a registered ci�il engineer); consequently, the site density is 5.3 units/acre {9 unitsl <br /> 1.69 acres)where up#0 7 unitsl acre is allowed. <br /> 3 Consistent with City practice, !ot coverage is calculated using net Iand area, which excludes tt�e creek <br /> channel and private roadway. <br /> 3 <br />
