-4-
Plarned Development(Article 46) Modification Requesf $.A. - Page 93
The appficant has applied for a Planned Deveopment Permit and requests
modifications to R- (Article 5) zoning standards refevant to lot coverage, lot size for
sloping lots and buifding setbacks as provided below:
• o# Coverag: The R-1 zaning district allows 40% !ot coverage. Lot coverage is
normally calculaed usig net land area, which would exclude the creek channel
(northem creek property line of Lots 1-4} ad the private roadway. As shown
befow, excuding the creek area to determine Iot coverage for Lots 1-4 would resuit
in Lo# 3 exceeding the R-1 lot coverage standard by p.9% as shown in column four
below. However, if the creek area is included n the lot coverage determination,
then ots 9-4 would all meet the R-1 lot coverage standard, as shown in columr
frve below. As exlaired above, however, the PD ordinance allows the Planning
Commission to modify the R-1 Io# coverage standard and approe projects that
exceed 40% lot coverage, so that regardless of Fow lot coverage is calculated, fhe
project complies with the zoning ordinarce requirements.
Lot Area Lot Area Lot(building Lot coverage ° Lot coverage °
(Excluding prir►ate Fxcluding coverage area xcludina Creek Incldfn Creek
roadway(7.41 ac.}) the Creek —
Lot 1 -8,214 6,625 2,479 3fi.5 Zg,,4%
ot 2-7,437 5,141 1,980 38.5 26.6%
Lot 3-7,595 B4O99 2,495 40.9(=55 sq. ft.} 33.2%
Lotl-7,596 6,696 2,506 37.4 33.0%
• Lot Size for Slopirg Lots -3: The R-1 zoning district requires lot sizes of 6,OQ0 sq.
ft. However, per Zoning Ordinance Article 32.2, Lots 1-4
also require larger lat sizes because the slope of these parcels is greater than 5
percent. As illustrated in Tables 1 below, the minimum lot size requirement for Lots
9-4 is increased due to the sloping bank of Cordilleras Creek (Article 32.2).
Table : Suoalementarv Lot Area Repuirements for Sloqina Sites
Lot Avg. !ot Lot Size ProposedlGross
Slope (per Article Lot Size
32.2
' 14°/b 9,40Q 82f4
2 9 5° 7 O,QpO 7,437
3 13°/a 8800 7y515
4 7% 7,400 7,596
5 ess than 5% 6,000 6,334
6 Less than 5% 6,000 6,242
7 Less than 5% 6,000 6,000
8 Less than 5° 6,000 6,OOU
9 Less than 5% 6,040 6,13fi
Under fhis scenario, ots 1- 3 wotald not mee# the minimum lot size requirement of
Zoning Ordinance Article 32.2.
