<br /> The appficant has applied for a Planned Deve�opment Permit and requests
<br /> modifications to R-� (Article 5) zoning standards refevant to lot coverage, lot size for
<br /> sloping lots and buifding setbacks as provided below:
<br /> • �o# Coverag�: The R-1 zaning district allows 40% !ot coverage. Lot coverage is
<br /> normally calcula�ed usi�g net land area, which would exclude the creek channel
<br /> (northem creek property line of Lots 1-4} a�d the private roadway. As shown
<br /> befow, exc�uding the creek area to determine Iot coverage for Lots 1-4 would resuit
<br /> in Lo# 3 exceeding the R-1 lot coverage standard by p.9% as shown in column four
<br /> below. However, if the creek area is included �n the lot coverage determination,
<br /> then �ots 9-4 would all meet the R-1 lot coverage standard, as shown in columr�
<br /> frve below. As ex�lair�ed above, however, the PD ordinance allows the Planning
<br /> Commission to modify the R-1 Io# coverage standard and appro�e projects that
<br /> exceed 40% lot coverage, so that regardless of F�ow lot coverage is calculated, fhe
<br /> project complies with the zoning ordinar�ce requirements.

<br /> ft. After subtracting out the area de�oted to the private roadway, the remaining
<br /> Project area (1.41 acres) Rs proposed #o be subdivided inta nine �ots, ranging in size
<br /> from 6,000 to 8,214 sq.ft. However, per Zoning Ordinance Article 32.2, Lots 1-4
<br /> also require larger lat sizes because the slope of these parcels is greater than 5
<br /> percent. As illustrated in Tables 1 below, the minimum lot size requirement for Lots
<br /> 9-4 is increased due to the sloping bank of Cordilleras Creek (Article 32.2).
