For example, the two
smallest 6,000 square faot residertial parcels would front directy onto
Finger Aenue and woufd be similarly sized to the adjacent {5,oao - s,000
square foot} eighboring parcels. f order to provide a coRSisten# Finger
Aenue streetscape aesfhetic that compfiments the adjacent, neighboring
parcels, these properties would also contain homes that would gerterally
meet R-1 (Single Family Residential) frort yard setbacks, lot width, buildirg
height and Iot coerage standards except for l.ot 3 that would have 40.9%
Iot coerage where 4a% is the standard under R-1 zoning.' Garages would
also be located at the rear (vs. front) portion ot tfe lots and the Project
would provide 23 parking spaces (2 spaces/nit pfus 5 guest parking
spaces) where Zoning Article 3Q (Parking) only requires a total of 8 parkrrg
spaces {2 spaces/unit with no guest paricing required}. The project's other
seven detached sirgle famiiy residences wouid be situated deeper into the
property, surrounded by dense landscaping similar to other detached single
tamily residences in te neighborhood that are set further back from the
public right of way. The project will also not be gated and tFerefore will be
integrated into the existing neighborhoad.
(d) Access to the residences wotald be prorrided from a private 22 foot wide,
one-way looped roadway that incorporates a 4 foot wide ralled curb
pedestrian pathway. The private roadway is proortionally sized ta this
small, nine unif infifl property and the City's Pian review Committee {Fire,
Engineering, Traffic, Pianning and Building Divisions) find that the roadway
design meets emergency ehicie and overall circulation needs of the
project.
(e} The residerces would be individualy designed with architec#urally varied,
traditional (Mediterranean, Tudor, Spanish, English country, Victorian
coun#ry, Craftsman & Vernacuiar nfluenced} styles {that is intended ta
compliment the neighborhood's individually designed homes and eclectic
character) using high quality building materials/detailing (i.e. s#one, brick,
stucco and shingle wood siding; custom doorsfwindow; tile roofing,
brackets, shutters, wainscoting, dormers, porches and other arcnitectural
detailing} and landscaping concepts. Each parcel would contain at least 900
and up to 1,900 squar feet of private open space. Lots 1-4 will contain a
ratural, open space water #eature, Cordileras Creek tha# will contain new
riparian vegetation to improve the creek's natural character.
