The Ptanni�g Commission finds that the above recitals ar� <br /> accurate and constitute findings in this matter and, together with the Staff Report <br /> � and the application materials, including without limitation the EIR, devefopment <br /> plan, �esting tentative map, and all other documents, reports, studies, <br /> memoranda, maps, oral and written testimony, and materials in the City's file for <br /> #he applications and the Projec#, and all adopted City planning documents <br /> refating to the Project and the property including the City's General Plar�, <br /> Munici�a! Planned De�elopment PD2008-06: Subject to Modifications <br /> Outlines in Section 3 below, the Planning Commission finds #hat: <br /> {a) The project ar�d impro�ements proposed by Finger Avenue Planned <br /> Development Permit Application No. PD2008-06 are consistent wi#h, conform <br /> to the intent of, and will appropriatefy impl�me�t Zoning Ordinance Article 46 <br /> {Planned Development} because tt�e Project: <br /> 1. Uses ffexibility of design ar�d devefopment of land in such a manner as to <br /> promote its most appropriate use; <br /> 2. Pramotes the most functional and aesthetic relatior�sf�ips be#ween building <br /> s#ructures, open space and parking areas; <br /> 3. Incorporates the highest quafity architectural solutions, building materials <br /> ar�d landscapi�g cor�cepts; and <br /> 4. Incorpora#es stormwater t�eatment provisions in site planning. <br /> (b) The Project site's General Plan and Zoning Ordinance Article 5 (Single <br /> Family Residential) land use desigr�ations aflow single family residential <br /> development at 9-7 �anits/acre.
