See attached Zoning Map. <br />PUBLIC HEARING: Yes NO. OF LEGAL NOTICES MAILED: approx. 60 <br />LEGAL NOTICE PUBLISHED: October 7, 2003 <br />APPLICATION REQUEST: To adopt a Negative Declaration for a proposed re- <br />zoning of a 1.3 acre (56,628 sq. ft.) residential site from RH-40 (Residential - <br />Hillside- 40,000 sq. ft. minimum lot size) to RH -20 (Residential - Hillside- 20,000 <br />sq. ft. minimum lot size). The property currently contains a single - family <br />residence. The re- zoning would enable the property to be subdivided in the <br />future and developed with an additional single family residence. <br />RECOMMENDATION: <br />Certify the Mitigated Negative Declaration, make appropriate CEQA findings (see <br />Findings on pages 2 -3) and recommend that the City Council approve the <br />proposed Zoning Map Amendment from RH-40 to RH -20. <br />GENERAL PLAN AND ZONING CONFORMANCE: Redwood City's General <br />Plan designation for this area is "Low Density Residential" with allowable <br />densities of approximately 1 to 7 units per net acre. The single - family residences <br />directly opposite the subject property, across Lakeview Way, are zoned RH -12 <br />(Residential - Hillside- 12,000 sq. ft. minimum lot size). Also, according to the <br />San Mateo County Planning Department, the adjoining land use designation for <br />the unincorporated portion of the subdivision is "Residential Hillside— Design <br />Review" and the General Plan designation for this area is "Low Density <br />Residential allowing 0.3 -2.3 dwelling units per acre." As such, the proposed re- <br />zoning is in character with the surrounding land uses and with the City's and <br />County's General Plans. <br />1 <br />
