q*cv <br />EA2003 -07 <br />1025 Lakeview Way <br />NEGATIVE DECLARATION <br />REDWOOG CITY, SAN MATEO COUNTY, CALIFORNIA <br />Projection Description: <br />1) Applicant: Charlene Xuereb <br />2) Proposed Description and Location: To re -zone a 1.3 acre (56,997 <br />sq. ft.) residential site from RH-40 (Residential - Hillside- 40,000 sq. ft. <br />minimum lot size) to RH -20 (Residential - Hillside- 20,000 sq. ft. minimum lot <br />size). The property currently contains a single - family residence. The <br />property is located in the hillside residential neighborhood of Emerald Lake, <br />at the terminus of Lakeview Way and is situated on the north side of a cul- <br />de -sac street. The property is bordered to the north by a man -made lake, <br />to the west and east by residential properties and to the south by Lakeview <br />Way. There are mature trees and vegetation within and surrounding the <br />site. All surrounding land uses are low density residential in nature and the <br />area is semi -rural in nature. <br />3) Proposed Action. Application for a re- zoning which would allow a 1.3 <br />acre (56,997 sq. ft.) residential site from RH-40 to RH -20. There-zoning <br />would enable the property to be subdivided in the future and developed with <br />an additional single family residence. <br />Negative Declaration Mitigation Measures: <br />The proposed re- zoning itself will not have a significant effect on the <br />environment. However, if the property is subdivided and developed the applicant <br />would be required to implement the following mitigation measures in order to <br />reduce potential environmental impacts that might result from development of a <br />new single - family residence: <br />AESTHETICS <br />1. The applicant is required to obtain Tentative and Final Parcel Map <br />approvals from Planning Services and Engineering & Construction <br />Services. <br />2. The applicant is required to obtain an Architectural Permit for site, <br />building, lighting and landscape /irrigation improvements from the <br />Redwood City Zoning Administrator.
