6.4.E. - Page 23 <br /> 1.5 Develop a monthly PROJECT reporting format, "Monthly Report", which <br /> shall include a detailed of current job progress, milestones achieved, <br /> progress photos, areas of concern and other items of general interest. <br /> Provide one copy in electronic format of the Monthly Report to <br /> REDWOOD CITY's COMMUNITY DEVELOPMENT DIRECTOR on the <br /> tenth (10th) day of each month beginning with the start of negotiations on <br /> the Disposition and Development Agreement (DDA). <br /> 2.0 PRE-CONSTRUCTION SERVICES: SCHEMATIC, DESIGN DEVELOPMENT <br /> AND CONSTRUCTION DOCUMENT PHASE <br /> PROJECT MANAGER shall provide the following services for the PROJECT: <br /> 2.1 Participate in a Sustainability goal setting charrette with the result being <br /> achieving a "Silver" LEED rating (with higher ratings, if possible). <br /> 2.2 Perform value engineering, cost reduction and Life Cycle cost analyses in <br /> coordination with REDWOOD CITY's COMMUNITY DEVELOPMENT <br /> DIRECTOR and architects and consultants concurrent with the design of <br /> the PROJECT. Address lead time issues on green building materials, <br /> deconstruction and construction waste management opportunities. <br /> 2.3 Perform all necessary technical evaluations of designed and specified <br /> products and construction techniques shown on all Project design <br /> documents to assure constructability of the design. Review LEED <br /> documentation requirements for all items to be included in the drawings <br /> and outline specifications. PROJECT MANAGER is not responsible for the <br /> design or construction contractor's means and methods of construction. <br /> 2.4 Review and comment on project cost estimates, as provided by <br /> Developer, from the schematic design phase through the construction <br /> document phase for each set of design documents. <br /> 2.5 Advise COMMUNITY DEVELOPMENT DIRECTOR regarding staging <br /> areas, temporary facilities, and other Project requirements common to all <br /> phases of the Developer's construction. <br /> 2.6 Attend regular design and design review meetings, LEED compliance <br /> Meeting with architects, commissioning agent, contractors and other <br /> meetings as necessary and directed by COMMUNITY DEVELOPMENT <br /> DIRECTOR. <br /> 2.7 Review Developer Schedule and assess Developer's ability to meet <br /> requirements of the DDA. Make recommendations to COMMUNITY <br /> DEVELOPMENT DIRECTOR regarding revisions to reflect current <br /> conditions or mitigation plans to maintain PROJECT schedule.
