6.4.E. - Page 24 <br /> detailed PROJECT master schedule in approved format of all DDA, <br /> design, procurement, bidding, and construction activities through issuance <br /> of Certificate of Compliance. Identify and include major PROJECT <br /> milestones. Inform REDWOOD CITY's COMMUNITY DEVELOPMENT <br /> DIRECTOR of adverse impacts to the PROJECT schedule. Recommend <br /> to COMMUNITY DEVELOPMENT DIRECTOR corrective action where <br /> necessary. Provide regular updates to COMMUNITY DEVELOPMENT <br /> DIRECTOR. <br /> 2.8 Provide ongoing schedule monitoring and update the PROJECT's master <br /> schedule monthly. Continually (at least bi-weekly) report on schedules, <br /> delays and conflicts and advise COMMUNITY DEVELOPMENT <br /> DIRECTOR of all events impacting the PROJECT master schedule. <br /> Develop and implement CITY -approved mitigation plans, as required to <br /> maintain the PROJECT master schedule. <br /> 2.9 PROJECT MANAGER is not obligated to perform any activity which <br /> requires a professional design license. <br /> 3.0 PERMITTING ASSISTANCE <br /> PROJECT MANAGER shall assist and coordinate with COMMUNITY <br /> DEVELOPMENT DIRECTOR the permitting required for the successful delivery of the <br /> BLOCK 2 CIRCLE DEPOT PROJECT, in accordance with the DDA with Hunter Storm. <br /> 4.0 CONSTRUCTION ADMINISTRATION <br /> PROJECT MANAGER shall provide all services necessary for coordinating with <br /> the Developer the administration of the construction contract consistent with the terms <br /> and conditions of the DDA including, but not limited to the following: <br /> 4.1 Establish written procedures for the Project; and upon REDWOOD CITY - <br /> approval of written procedures, prepare and revise as necessary a Project <br /> Procedures Manual for REDWOOD CITY 'S review and comment. <br /> Update this manual as necessary to keep current with Project progress <br /> within two (2) weeks of an event giving rise to a change. The Project <br /> Procedures Manual shall include, at a minimum, discussion of the <br /> following: <br /> • lines of communication; <br /> • protocol for processing budget revision; <br /> • procurement guidelines; <br /> • job progress meetings; <br /> • processing payment requests; <br /> • site security; and <br /> ATTY/AGR/2012.097/VANIR CONSTRUCTION MANAGEMENT AGREEMENT <br /> REV: 07-25-12 VR <br /> Page 20 of 23 <br />
