8.A. - Page 61 <br /> ATTACHMENT2 <br /> easements shall be to individual property owners or the Homeowners <br /> Association, or, where the utilities and infrastructure is to be accepted by the <br /> City or a utility company, a Public Utilities Easement shall be provided. These <br /> easements shall include a public utilities easement to the satisfaction of the <br /> City Engineer, if the City accepts the water and sewer mains within the private <br /> street for maintenance purposes. These easements shall be shown on the <br /> Final Map. <br /> 27.Applicant shall submit improvement plans which include complete sets of <br /> plans, profiles, cross sections and specifications for the proposed <br /> improvements which shall be in conformity with the current design standards <br /> in force and the standard specifications of the City unless exceptions have <br /> been granted, on reproducible material, in a form acceptable to the City <br /> Engineer or designee for his review and approval. <br /> The minimum subdivision improvements that shall be required include the <br /> following: <br /> a. Grading, curbs, gutters, paving & monuments within street rights-of-way. <br /> b. Driveways, sidewalks or pedestrian paths and similar features. <br /> c. Street name signs, traffic warning signs, required traffic and crosswalk <br /> lines, and similar devices including traffic calming measures, all in <br /> accordance with standard specifications of the City. <br /> d. Storm drainage system, including on and off site grading and drainage <br /> structures. <br /> e. Water system including fire hydrants with required appurtenances. <br /> f. Sanitary sewer system and appurtenant structures, laterals for each lot <br /> including such connections as are required. (Location and depth of such <br /> laterals shall be indicated on construction drawings.) <br /> g. Street tree and other street plantings which shall be installed by the City <br /> and the cost of which shall be reimbursed by the applicant. <br /> h. All communications and electrical distribution facilities, including fire alarm <br /> boxes. <br /> i. Gas distribution system. <br /> j. Street lighting system. <br /> k. The enhancement planting along Cordilleras Creek. <br /> 28.Applicant's future improvement plans shall be prepared using NAVD88 or <br /> another control datum acceptable to the City Engineer. <br /> 29.All slopes shall be shown on the plans, and finished grades shall be designed <br /> to have a minimum slope of 1%. <br /> ATTY/RES0.2784/FINGER RESO APPROVING PD FINAL <br /> REV:08-31-12 VR <br /> Page 13 of 20 <br />
