8.A. - Page 147 ATTACHMENT2 15.Applicant shall install a decorative, good neighbor privacy fence between the project site and adjacent properkies for re�iew and appra�al by the Community Developme�t Departm�nt 16.Applicant shall ensure that the private sfre�t, shared parking spaces, indi�idual driveways and indi�idual front walkways are constructed of pervious mat�rials a�d that the o�erall project meets NPD�S requirements. The applicant shall submit detaifs regarding the materials proposed to be used for the review and approval by the Engineering and Transportatian Division. 17.Lots 1, 2, 3, and 4 shall ha�e recorded "na-build" easements for the portion of the la#s within 25 feet af th� top of bank of Cordilleras Creek on the �inal Map. The easement shall provide that na permanent structures, except fencing, and no impervious surfaces such as paving or impervious decks may be canstructed within 25 feet of the top of the bar�k of Cordilleras Creek, and that fencing may not extend beyond the tap of the bank. The applicant shall prepare and record the easement which shall be reviewed ar�d approved by the Planning Manager or designee prior to recordation. 18.The houses on l�ats 1, 2, 3, and 4 alang the creek shall be constructed an drilled pier and grade beam faundatians. The sizing and depths of these piers shaN be determined by the project's geotechnical engineer in the detailed geotechnical study to be submitted in conjunction with the building permit applications for t�ese houses and shafl be reviewed and approved by the City �ng�neer. 19.The applicant shall �e responsible for providing enhanced landscaping along the creek, which sF�all include planting additianal native trees ar�d vegetation to promate a more natural character to the creek. Prior to or in conjunctian with the filing of improvement pfans for the site improvements, the applicant shall submit detailed landscaping plans for review and approval by the Cammunity Develo�ment Department for the �nhanced iandscaping, incl�de all vegetation remo�al, any grading, proposed species and specimen sizes, location of planting, temporary and permanent irrigation. 20.The fencing along the rear yards of Lots 1 2, 3 and 4 shail be decarati�e, such as wrough# iron or split rail finished in dark or earth-tone colors. The fencing may not extend beyand the top of bank of Cordilleras Creek. T�e fencing parallel to the creek shall be constructed as part of the subdivision impro�emen#s. Th�re shall be a gate constructed ir� the fence for each of the faur lots adjacent to fihe creek.
