As <br /> proposed by the applicant, the houses shall include at least the fallowing <br /> sustainable design strategies: <br /> a. The following materials shall be used in the structural frame and building <br /> envelope: <br /> i. Wood I joist or web trusses for floors, <br /> ii. Wood i-joists for roof rafters, <br /> iii. Oriented-strand board for subflaor, and <br /> iv. Dim�nsional lumber, studs and timb�r far a minimum of 40 percent of <br /> th� structural frame and buiiding envelope. <br /> b. The air barrier between garag� and living area shall be tightly sealed. <br /> c. Roofi trusses shall be designed ta accommodate ductwork. <br /> d. A minimum 16-inch raof ov�rhang and g�tters shall be pro�id�d. <br /> e. Durable and noncombustib�e siding materials snall be used. <br /> f. The quality of insulation installation shall be �erified before applying <br /> drywall. <br /> g. All hat water pipes shal! be insulated. <br /> h. Ducts shall be protected during construction and all ducts cleaned before <br /> occupancy. <br /> i. ENERGY STAR bathroom fans shall be installed and vented to the <br /> outside. <br /> j. Timer ar humidistat shall be installed on all bathroam fa�s. <br /> k. A kitchen range hood s�ali be installed and �en#ed to t�e outside. <br /> I. Carban manoxide alarms shall be instailed . <br /> m. ENERGY STAR appliances, including th� dishwasher and refrigerator, <br /> shalf be installed. <br /> n. The follawing standards shall be applied ta the site landscaping: <br /> i. No invasive species wiil be used in the landscaping. <br /> ii. At least 75 percent of th� plants used ir� the fandscaping are drought- <br /> talerant California natives, Mediterranean, or ather appropriate <br /> species. <br /> iii. Use turf which has a water requirement less than ar equal to Tafl <br /> Fescue. <br /> iv. Plant shade trees. <br /> v. Group plan#s by water needs (hydrazoning). <br /> vi. Incorporate 2 inches of compost into the tap 6 to 12 inches of soil <br /> vii. Mulch all planting beds to at least a depth of 2 inches. <br /> 22.The proposed development shall not be gated. <br /> 23.There are three existing driveways inta the project site. Those portions af <br /> these dri�eways outside of the ir�tersection of the private roadway with Finger <br /> Avenue shall be reco�structed to match the existing street improvements <br /> along Finger Avenue, including the sidewalk, pfanting area, and curb and <br /> gutter.
